Job Role s and Responsibilities

Manage land development projects from entitlement through site development completion. Coordinate zoning changes, land-use approvals, and site development permits. Manage grading, heavy civil earthwork, utility installation, and paving activities. Coordinate civil engineers, environmental consultants, traffic consultants, and contractors. Develop, monitor, and maintain project budgets and schedules. Identify and mitigate project risks while controlling costs. Review and interpret civil engineering plans, utility layouts, and landscape drawings.

Coordinate permitting and regulatory compliance throughout project execution. Monitor construction progress to ensure quality, budget, and schedule objectives are met. Communicate with government agencies, consultants, contractors, and internal stakeholders. Negotiate approvals and resolve project-related issues with regulatory authorities. Ensure successful project delivery from raw land through finished, build-ready lots.

Qualifications and Certifications

Minimum 3 years of project management experience in land development. Experience managing both land entitlements and physical site/civil construction. Strong knowledge of zoning, permitting, and land-use approval processes. Experience with grading, earthwork, utilities, paving, and site development. Ability to read, interpret, and review civil engineering drawings and utility plans. Experience managing consultants, contractors, and multidisciplinary project teams. Strong budgeting, scheduling, and cost control skills.

Excellent negotiation, leadership, communication, and problem-solving abilities. Ability to manage multiple projects in a fast-paced environment. Proficiency with project management and scheduling software is preferred.
