Position SummaryThe Maintenance Technician is responsible for maintaining the physical integrity of assigned assets under the direction of management. This role requires working knowledge of all aspects of maintenance repair and service, troubleshooting, and superior customer service. The Technician works with one of ARG’s top property management teams to provide exceptional service to all residents.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations. This is a skilled trade customer service position.
Responsibilities- Prioritizes and completes incoming work orders in a timely manner.
- Decides whether to repair or replace damaged property, estimating completion time and materials needed.
- Completes all maintenance service requests assigned daily.
- Works closely with the property management team to ensure inventory includes required equipment, materials, supplies, and services.
- Performs the make‑ready process for vacant apartments or homes per the Make Ready Checklist under supervisor instruction.
- Ensures repairs comply with Uniform Physical Conditions Standards (UPCS).
- Monitors work performed by outside contractors.
- Updates management promptly and assists in preparing accurate records and reports on maintenance operations.
- Follows directives from the maintenance supervisor or management, which may include trash pickup, curb cleaning, routine landscaping, trash‑outs, and related cleaning work.
- Ensures all work complies with local, state, and federal regulations, including lead‑based paint and asbestos abatement.
- Occasionally assesses and repairs items in crawl spaces, basements, or attics.
- Documents and logs resident complaints and owner damage claims, advising parties of results.
- Adheres to established safety and security procedures and standards.
- Responds to after‑hours and weekend emergency calls per company policy and procedures.
- Maintains consistent adherence to company standards regarding ethical, responsible, and appropriate use, care, and safeguarding of company materials, supplies, resources, and other assets.
- Performs other duties as required, including work in other functional areas to cover absences, relieve peak workloads, or balance the workload.
- High school graduate or GED and possess a vocational technician certification or an equivalent combination of technical training and experience.
- Five years of experience or training in building construction or maintenance; licensed in one or more trades preferred.
- Thorough knowledge of plumbing, carpentry, HVAC, electrical repairs, and household appliances.
