Our Maintenance Technicians play a crucial role in enhancing the quality of life for residents and the value of their properties by:

• Performing routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings does not deteriorate.
• Performing maintenance tasks such as carpentry, painting, plumbing, and electrical repairs to ensure that the building is properly maintained.
• Cleaning and repairing building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
• Operating and performing routine maintenance and repairs on systems & equipment as needed.
• Performing janitorial tasks when needed, such as trash removal, restocking supplies, restroom sanitation, mopping, vacuuming, and cleaning high-touch surfaces.
• Ensuring cleanliness standards reflect the needs of older adults, including slip-resistant floors, adequate lighting, and regular disinfecting protocols.
• Establishing daily, weekly, and monthly cleaning schedules and verifying completion.
• Supporting community lifestyle programs with room setups, breakdowns, and event preparation.

The responsibilities of this role include performing routine maintenance, repairs, and cleanliness tasks across community properties as described above.

• Excellent communication with internal and external customers and clients.
• Knowledge of general maintenance requirements, including documentation, safety, reporting, and regulations.
• Knowledge of electrical and plumbing codes and maintenance requirements, including documentation, safety, reporting, and regulations.
• Knowledge of OSHA worksite and personal safety requirements.
• Knowledge of state or local governmental safety requirements.
• Ability to provide own basic tools (power drill, saw, screwdrivers, level, hammer, etc.).
• Ability to safely operate, climb, and perform work on ladders up to 24‑28 ft (1‑2 stories).
• Ability to operate a smartphone & email for day‑to‑day operations, basic communication, and monthly expense reports.
• Ability to lift and carry up to 20 pounds on a frequent basis.
• 3–5 years of directly related or closely related experience.
