Construction Project Manager

Summary:
Using best practices for project and construction management, this position will participate in the acquisition, development, and expansion/ capital improvement of self-storage properties.

Essential Duties and Responsibilities include the following:

• Estimate and manage the cost of construction and capital improvements of new developments, acquisitions, and expansion projects.
• Conduct due diligence on potential acquisition properties to identify project risks and provide risk mitigation planning.
• Develop and oversee detailed project budgets, schedules, and scopes of work as required to meet project strategies and goals.
• Identify value engineering opportunities which can be implemented on both an individual project as well as across multiple projects in the portfolio. Provide recommendations for process and operational improvements.
• Prepare, and coordinate the bid process on assigned projects
• Negotiate and supervise contracted maintenance services for assigned properties
• Oversee property conversions for acquired properties. Conversions include repairs and upgrades to site improvements, asphalt and concrete work, roofing and siding, doors and hardware, signage, surveillance and alarm systems, elevators, plumbing, mechanical and electrical systems as well as office remodeling and other necessary improvements.
• Complete company construction projects as assigned. Ensure that coordination and regular communication of overall project occurs between outsourced design and engineering professionals, construction managers, as well as internal real estate teams and others involved in the planning and construction phases.
• Assure s performance of outsourced project managers and development consultants. Ensures that their work meets company standards for delivery and performance metrics, including quality control and conformance with project plans and standards
• Verify that all building codes, disability design requirements, permits, etc. have been met.
• Advise management of any project delays and budget changes; and identifies alternate actions.
• Select and supervise the daily activities and performance of design/engineering consultants, general contractors, subcontractors, and vendors.
• Oversee replacement of large-scale signs with national sign vendor. Ensure compliance with brand standards.
• Conduct regular site visits as required and prepare project status, progress, and inspection reports.
• Complete construction and maintenance due diligence inspections and create budgets and timelines for acquired properties. Ensure that projects stay within budget and on schedule. Make budget and schedule adjustments and obtain all necessary internal approvals.
• Review all drawings for code compliance and conformance with the company design standards.
• Monitor all inspections or corrections required by governing agencies.
• Generate and maintain accurate paper and electronic files for all assigned projects.
• Participate in property status meetings and report on project status with detailed and accurate information.
• Review all warranties, O&M manuals and completion of the final punch list required by the contract documents upon completion of projects
• Coordinate final acceptance, inspection, and scheduling of occupancy.
• Work with District Managers on completing maintenance requests and emergency repairs for projects over $1,000.
