- Maintains accountability for the successful completion of assigned projects.
- Makes decisions regarding human resources, such as assigning roles on their projects and providing feedback to them on individual performance throughout the construction process.
- Monitors the progress of the project throughout the construction process, provides financial and schedule reporting to VP of Construction.
- Coordinates with Project Team and provides recommendations for individuals to fill construction project roles.
- Creates and edits the contract as per discussions with the Project Team and client.
- Coordinates with the Estimator to provide subcontractor option to client, when appropriate.
- Provides direction to the Site Superintendent on weekly activities, based on project schedule.
- Manages and controls the project schedule and costs and makes modifications as needed.
- Coordinates with Project Sponsor on a regular basis to discuss project status, schedule and budget; meets every two weeks for small projects and every month for large projects.
- Conducts weekly OAC Meeting to document project status and action items, assigning responsibility to each task required to complete project.
- Attends regular walk-through meetings, to assess project status and quality.
- With input from the Site Superintendent, client or Project Team, identifies schedule and cost variances, completes Change Order documentation and obtains client approval for changes to the project schedule or costs prior to beginning the new work.
- Coordinates with the Project Accountant to ensure effective communication and documentation flow about the project, including project status, subcontractor information and financial information.
- Reports with overall Project Pulse i.e.; status of any pertinent information impacting the Project.
- Oversees the compilation of the master construction paperwork file, including the signed contract, change orders and turnover documentation.
- Coordinates the post-project review activities, including evaluations and financial reviews.
- Must have a 4-year degree in Construction Management preferred and/or minimum 5 years' experience in Construction Management or related experience.
- Must demonstrate exceptional leadership and communication skills.
- Must establish and maintain effective working relationships with other employees; demonstrate proficiency in both oral and written communication.
- Must be very organized and able to explain details and give direction or guidance to others.
- Must be proficient in basic computer skills such as Word and Excel.
