- Maintain productive and open lines of communication with center management, tenants, residents, shoppers, and vendors.
- Visit, inspect, and communicate with residents and staff on a regular basis.
- Assist in overseeing all contracted service vendors at the site.
- Take an active role in weekly team meetings.
- Work with the Community Manager to conduct leasing activities, respond to phone inquiries, provide tours of apartments and amenities, follow up with prospects, and coordinate move‑ins.
- Assist in sales outreach and customer retention programs.
- Ensure housekeeping is maintained and the center’s appearance meets high standards.
- Assist with resident requests within 24 hours and escalate as needed.
- Update resident directories and marketing signage as changes occur.
- Recommend vendors to assist residents with facility related problems.
- Support leasing goals by maintaining a safe, clean, and welcoming environment to enhance resident experience and retention.
- Manage vendor relationships including janitorial, parking lot sweeper, snow removal, vending machine, trash removal, and landscaping contractors.
- Reduce risk of accidents by monitoring the property for safety violations and potential hazards and reporting issues promptly.
- Support residents in adhering to residential policies and lease agreements.
- Assist in maintaining the property to Tanger’s high standards within budget.
- Schedule apartment turnovers in a timely manner.
- Leasing support: respond to calls, qualify applicants, show apartments, and prepare move‑in paperwork.
- Monitor rental activity, on‑site sales, marketing outreach, and advertising plans.
- Manage residential platforms such as and LRO.
- Maintain up‑to‑date knowledge of market rents and demographics to gain a competitive edge.
- Inspect apartments with residents at move‑in/move‑out and complete required paperwork.
- Accurately process and report receipt of application fees, security deposits, rents, and other fees.
- Learn and follow Fair Housing regulations, tax compliance, and other relevant laws.
- Assist delinquent residents per policy, collect late fees, and file unit reports on time.
- Monitor compliance with security and safety policies and report concerns.
- Assist in reviewing security policies and procedures with contracted security and center staff.
- Adhere to Tanger’s hazard prevention and risk mitigation policies to provide a safe shopping and work environment.
- High school diploma or equivalent.
- 2‑3 years of prior customer service, hospitality, or administrative experience.
- Willingness to learn residential operations, leasing processes, and safety standards.
- Valid driver’s license with a clean driving record.
Education and Experience
- Bachelor’s degree preferred.
- Ability to promote and enforce safety at all times, reporting potential safety issues immediately.
- Maintain accurate records and proper record‑keeping.
- Meet safety, cleanliness, and service standards throughout the property.
- Observe conditions, follow established procedures, and escrow issues appropriately.
- Complete assigned tasks independently after training and seek guidance when needed.
- Work a flexible schedule, including holidays and weekends as required.
- Read and comprehend documents in English, such as operations manuals, facility guides, and contracts.
