Job Overview
Under the direction of the VP of Development Accounting and Finance, the Financial Analyst manages the financial aspects of projects as they progress through both the development and construction phases. The role supports various stakeholders such as equity partners, lenders, developers, and project managers.
Responsibilities- Perform financial analysis of cash flows, job cost tracking, and project funding.
- Create financial reporting packages that include property cash flows, construction completion, valuations, loan sizing, and borrower/investor analysis.
- Serve as a liaison with equity partners, third‑party owners, and lenders.
- Collaborate with developers, project managers, and third‑party vendors/consultants to organize and facilitate funding and draw requests with various capital sources.
- Identify budget variances and assist in preparing change orders to project budgets.
- Prepare monthly financial reports to meet joint venture and lending requirements.
- Analyze projects for completion, make necessary journal entries, and reconcile general ledgers to project budgets.
- Prepare and present monthly Project Performance Review reports as required by management.
- Construct and manage detailed Microsoft Excel models related to project‑specific cash flow and equity partner distributions.
- Bachelor’s degree in Accounting or Finance required; CPA or MBA preferred.
- 3‑5+ years of relevant experience in financial analysis for real estate development or construction projects.
- Strong emphasis on teamwork, communication skills, and the ability to work in a fast‑paced and challenging environment.
- Proficiency in Microsoft Excel.
- Knowledge of Timberline software is a plus.
