BASIC FUNCTION: Servicing and maintaining the apartment community in conjunction with the Property Manager.

MAJOR DUTIES AND RESPONSIBILITIES:

• Coordinate the daily activities of the maintenance staff
• Perform a variety of residential service repairs in a timely and professional manner
• Manage pool and snow logs
• Prioritize and complete work orders as needed within 48-hour goal period
• Manage the punch out process and ensure all units are make ready within 5 business days
• Building exterior check
• Keep maintenance shop clean and organized
• Maintain inventory levels of parts and equipment and order as needed
• Schedule and oversee that all vendor work is completed
• Winter-snow removal-sidewalks as needed-Summer- water flowers as needed
• Make Monthly turn schedule
• Perform Preventative Maintenance
• Check safety equipment is current and in stock
• Maintain seasonal equipment prior to using (working properly, gas and oil)
• Engrave new equipment as purchased with Property Entity #

ALL OTHER DUTIES AS REQUESTED

SKILLS

• Minimum 1-3 years of Maintenance Supervisor experience
• HVAC certification
• Experience in residential maintenance
