• Oversee maintenance operations for buildings, grounds, and community amenities
• Complete and supervise service requests and apartment make‑readies
• Ensure timely response to routine and after‑hours maintenance calls
• Maintain a clean, safe work environment in compliance with safety standards
• Schedule and supervise in‑house staff and outside vendors
• Assist with interviewing, training, and disciplinary actions for maintenance, custodial, and grounds staff
• Manage maintenance inventory and operate within budget guidelines
• Deliver exceptional customer service to residents and guests
• Ensure compliance with OSHA, EPA, and Fair Housing regulations

• High school diploma or GED required
• Strong HVAC experience required
• EPA Certification (Type II or Universal) required
• Prior maintenance experience required;
  multifamily experience preferred
• Knowledge of electrical, plumbing, HVAC, carpentry, and general building systems
• Pool maintenance experience is a plus
• Ability to take after‑hours/on‑call rotations
• Must have basic hand tools and reliable transportation
• Strong communication skills with residents, staff, and vendors

• Ability to walk the property regularly in varying weather conditions
• Ability to climb stairs and ladders
• Ability to lift up to 25lbs regularly
• Exposure to mechanical parts, chemicals, heights, and electrical systems
