Facilities Technician-HVAC Job Description
The Facilities Technician is a skilled professional responsible for performing HVAC and mechanical preventive maintenance and repairs within a given geographic territory. This role requires hands-on expertise to complete necessary work within Jones Lang LaSalle standards and guidelines while maintaining commercial building systems at peak operational conditions.
Key ResponsibilitiesSafety:
- Demonstrate comprehensive knowledge of safe work practices especially regarding energized work, working at heights, and confined spaces
- Recognize, assess, and mitigate or eliminate risks
- Understand and use proper PPE for associated tasks
Training & Development:
- Evaluate and coach a workforce of Facility Engineers and Maintenance Technicians as requested by supervisors
- Provide technical guidance and mentorship to support team development
Operations, Maintenance & Repair:
- Possess hands-on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems including chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical and pneumatic systems
- Use industry standard tools in accordance with all codes, laws, and regulations
- Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems
- Maintain properties in peak operational condition
Customer Service:
- Apply knowledge of principles and processes for providing customer and personal services
- Conduct customer needs assessments and meet quality standards for services
- Evaluate customer satisfaction and maintain professional relationships
Administrative & Organizational
Skills:
- Strong documentation and record-keeping abilities for maintenance logs, inspection reports, and compliance tracking
- Proficiency with computerized maintenance management systems (CMMS) and work order processing
- Ability to manage and prioritize multiple work orders and maintenance schedules effectively
- Experience with inventory management and parts ordering systems
- Basic project coordination skills for scheduling maintenance activities and system upgrades
Communication & Interpersonal
Skills:
- Clear written and verbal communication for reporting system status, documenting findings, and interfacing with facility management
- Ability to explain technical issues and recommendations to non-technical stakeholders
- Professional interaction skills for working with tenants, contractors, and building occupants during maintenance activities
- Collaborative approach when working with other trades and building operations team members
- Ability to understand and audit processes, procedures, and reports
Cross-Functional Collaboration:
- Experience coordinating with electrical, plumbing, and other building trades on integrated building systems
- Ability to work effectively with property management, security, and facilities teams
- Skills in scheduling and coordinating with external vendors and service contractors
- Understanding of how HVAC operations impact other building systems and occupant experience

Education:
- High school diploma or GED
Experience:
- Minimum 2 years of HVAC maintenance and repair experience
- Experience with building automation systems and controls
- Comparable work experience in commercial building systems
Technical
Skills:
- Knowledge of applicable HVAC codes, laws, and regulations
- Proficiency with HVAC metering equipment and industry standard tools
- Knowledge of refrigeration cycles, heat transfer methods, and thermodynamics
- Ability to work with building automation systems and controls
- Ability to read and interpret system drawings, schematics, and equipment schedules
Computer
Skills:
- Ability to effectively use computers and computer programs including Microsoft Office Suite
- Skill in use of the internet to navigate and use web-based applications
- Ability to use handheld electronic devices (cell phone, etc.)
Communication
Skills:
- Knowledge of the structure and content of the English language including meaning and spelling of words, rules of composition, and grammar
- Excellent written and verbal communication skills
Certifications:
- EPA Universal Certification
Physical Requirements:
- Work can be truck-based with travel or campus-based
- Ability to lift 50 pounds
- Ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time
- Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required
- 5 years of HVAC experience
- High school vocational degree program or apprenticeship completion
- Knowledge of applicable MEP codes, laws, and regulations
- R410a Certification
- Additional certifications in specialized building automation systems (BACnet, Niagara, Tridium, Johnson Controls, Siemens, Honeywell, etc.)
- Additional certifications in specialized systems (chillers, boilers, building automation)
