A Wiss Real Estate/Construction client is seeking a Senior Construction Financial Analyst to join their team.
The Senior Construction Financial Analyst is a hands‑on individual contributor role requiring strong analytical capability, familiarity with construction accounting concepts, and the ability to manage multiple project work streams simultaneously in a fast‑paced, deadline‑driven environment.
This position is fully onsite in Middlesex County, NJ
The Senior Financial Analyst will be responsible for the financial analysis, budget tracking, and reporting functions supporting the organization's active construction and development pipeline. This role partners closely with finance and accounting leadership to monitor job cost performance, prepare construction‑specific financial reporting, and support lender draw activity across multiple concurrent projects.
Responsibilities- Assist in the creation and development of construction project budgets, working directly with ownership and the construction team to establish cost assumptions, funding requirements, and project‑level financial targets.
- Monitor job cost activity against approved project budgets across all active construction projects — identifying variances, researching root causes, and producing clear written commentary for finance leadership.
- Track budget-to-actual performance by cost code, flagging cost overruns, change order impact, and contingency utilization as projects progress.
- Maintain and update project‑level cost forecasts (estimated cost at completion) in coordination with the construction team and Director of Finance.
- Support evaluation of change orders and their impact on project budgets, funding requirements, and lender reporting obligations.
- Prepare and maintain work‑in‑progress (WIP) schedules across all active projects, reconciling job cost ledgers to the general ledger in coordination with accounting.
- Produce monthly and quarterly construction financial performance packages for finance leadership review, including project‑level status summaries and portfolio‑wide pipeline reporting.
- Maintain organized workpaper files and supporting documentation for all construction reporting deliverables.
- Prepare construction draw requests and supporting documentation (e.g., AIA G702/G703 pay applications, lien waivers, retainage schedules) in coordination with the accounting team's job cost records.
- Coordinate with the Director of Finance to ensure draw packages reconcile to job cost ledgers before lender submission.
- Track retainage, funding sources, and loan-to-cost/loan-to-value covenant metrics on active construction loans.
- Support scheduling and documentation for lender or third‑party inspecting‑engineer draw inspections.
- Respond to ad hoc financial analysis requests from finance leadership related to construction financing, capital planning, and development‑stage investment summaries.
- Build and maintain Excel‑based models supporting construction budget tracking, cash flow projections, and funding schedules.
- Identify opportunities to improve construction reporting efficiency and job cost data quality on an ongoing basis.
- Bachelor's degree in Finance, Accounting, Construction Management, or related field required.
- Minimum 4-5 years of progressive experience in construction finance, job cost accounting, or a related FP&A function.
- Experience in real estate development or ground‑up/value‑add construction environments strongly preferred.
- Demonstrated experience with job cost tracking, WIP reporting, construction draw preparation, and budget development.
- Exposure to lender construction loan administration, AIA billing formats, and percentage‑of‑completion accounting preferred.
- Advanced proficiency in Microsoft Excel required — financial modeling, cost tracking, and multi‑project consolidations.
- Experience with Sage 300, Realpage, Procore, Textura, or comparable job cost and construction draw management platforms preferred.
- Strong working knowledge of construction accounting concepts, including retainage, change order accounting, and cost‑to‑complete estimates.
$85,000-$95,000
