Preconstruction Manager

Location:

Fenton, MO, United States. Job Type: Full-Time. Department:
Project Delivery.

This position is based out of our Fenton, MO office or fully remote.

Responsibilities
  • Manage all preconstruction activities on large volume commercial construction projects, including developing preliminary budgets, value engineering, preconstruction schedules, procurement plans, prequalification of subcontractors, detailed take-off, and oversight of the estimating process.
  • Manage bid package scopes, subcontractor/supplier bidding process, evaluation of bids, problem resolution, final reviews of estimates, presentation of detailed estimates, and client satisfaction activities.
  • Determine which projects to pursue, assign responsibilities for estimating teams on each project, maintain and update Accubid software, and work with the project team to determine general expenses, labor rates, scope and other elements.
  • Prepare preliminary, schematic, design development, and construction estimates and studies during preconstruction, monitor design development cost trends, and direct the value engineering process.
  • Ensure accuracy of estimates, review drawings, specifications, and construction documents, communicate potential risks, and ensure all estimates and RFPs meet customer and company standards.
  • Prepare budgets, estimates, bid proposals, real-time cost analysis and recommendations to meet or exceed the overall project budget, schedule, and customer expectations.
  • Support construction schedules for estimating purposes, maintain current estimating records, study unit prices, budget estimates, assist architects and engineers with design responsibilities, and support project managers with evaluation of subcontractor proposals.
  • Build long‑term relationships with general contractors, owners, and engineers through networking and marketing, and communicate the company’s value‑added approach.
  • Provide hiring, communication, mentoring, coaching, problem‑solving, and training to staff and other co‑workers at all levels.
  • Create and manage annual budget and financials, stay informed of new and changing company procedures, policies, materials, technologies, and establish, train, and maintain policies and processes.
  • Consistently make decisions in an attentive and safe manner to ensure the safety and health of self and others.
Minimum Qualifications
  • Bachelor’s degree or equivalent work experience in engineering, construction management, building construction or a related field.
  • Minimum 3‑5 years of electrical construction experience in estimating, common code requirements, and design/build estimating and preconstruction with a concentration in large commercial construction projects.
  • Preferably 1‑2 years of hands‑on project management experience and thorough understanding of the project life cycle.
  • Experience with computerized estimating systems and software, strong conceptual estimating skills, and extensive knowledge of the electrical code.
  • Working knowledge of building construction, materials, costs, systems, market conditions and trends, trade practices and regional differences; strong technical understanding of electrical systems.
  • Conceptual ability to work with little information and quickly understand owner/architect requirements.
  • Excellent financial, analytical, and mathematical skills; ability to read, interpret and understand contracts, plans, drawings, specifications and financial documents.
  • Exceptional listening, presentation, negotiation, conflict management and persuasion skills; solid business development and client communication skills; demonstrated ability to build strong relationships at all levels and with customers, subcontractors, vendors, and community leaders.

  • Occasional travel may be required.
