Job SummaryThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities that maintain the property.
Essential Duties & Responsibilities- Manage maintenance operations and ensure timely resolution of resident and management requests.
- Conduct daily inspections of grounds, buildings, and community features to identify and correct hazards.
- Maintain and order maintenance supplies while adhering to budget guidelines.
- Develop and maintain a preventative maintenance program to extend the life of the community.
- Oversee a well‑organized maintenance shop, ensuring safety standards and OSHA guidelines are met.
- Lead unit inspections and manage essential control of the community.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and work progress.
- Assist with general upkeep of office, common areas, and model units.
- Participate in on‑call emergency response.
- Obtain bids and pricing from vendors, contractors, and suppliers to utilize property resources efficiently.
- Supervise, train, and schedule maintenance staff; check daily work progress and provide assistance as needed.
- Provide input for employee performance evaluations and facilitate ongoing staff development.
- Deliver excellent customer service and monitor service request turnaround times.
- Represent the community positively and enforce policies delegated by the Community Manager.
- High School Diploma or equivalent.
- EPA & CPO certification required; HVAC experience desired.
- Basic computer skills and the ability to use on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Ability to move often, work in tight and confined spaces, climb stairs or ladders, and lift items up to 100 lbs.
- Capacity to work overtime, weekends, and nights for on‑call emergencies.
- Exposure to outdoor conditions and hazardous chemicals.
- Reliable transportation required due to emergency on‑call responsibilities.
$23 per hour to $28 per hour
