Job SummaryEMCOR Government Services has an immediate need for a Stationary Engineer II “Tour Engineer” in College Park, MD. The Stationary Engineer II is responsible for tour inspections and the safe operation of chilled water/steam plant and systems and is a primary point of contact for facility operations during shifts outside of normal working hours. EMCOR is responsible for 24/7/365 operations, maintenance, tour, and watch standing requirements.
This position is covered by the CBA for Local 99.
Performs duties associated with the inspection, operation, maintenance, and repair of refrigeration and air-conditioning and heating equipment. Personnel in this position perform work under the supervision and guidance of the Chief Operating Engineer, who assigns, reviews, and inspects the work performed, and provides technical advice and assistance in the performance of all other assigned duties.
Under the technical guidance of Chief Operating Engineer(s) and management, the person in this position operates mechanical/electrical equipment and machinery on an assigned watch, tours the building and operating machinery, completes repairs, or performs Preventive Maintenance functions.
Duties and Responsibilities- Directly reports to NARA II Assistant Chief Operating Engineer and can also take direction from Sr. Chief Operating Engineer/Chief Operating Engineer/Lead Operating Engineer and/or NARA II Operations Manager, as required.
- “Tours” the facilities on a regular schedule, completing inspections and checks in accordance with tour checklists, maintenance plans, service calls, etc.
- Performing adjustments and minor repairs to mechanical and electrical equipment and component parts of heating and air-conditioning systems and auxiliary support equipment while on watch or tour.
- Performing physical inspections of equipment, and test equipment for correct operation of all components of the refrigeration cycle and other relevant factors, contributing to the proper and efficient operation of HVAC systems.
- Answering occupants’ complaints relating to heating and air-conditioning temperature and humidity factors, when performing "service calls" in occupied office spaces and making other required adjustments to equipment.
- Ensuring proper and efficient performance of operating equipment during an assigned tour; conducting physical inspections of equipment and performing such tasks as oiling and greasing, testing for refrigerant leaks, water treatment, proper functioning of controls, etc.
- Determining when auxiliary system components need to be brought "on-line" to maximize equipment load balance and to maintain acceptable indoor environmental conditions.
- Observing and testing this equipment for correct operation of all components of the refrigeration cycle and other relevant factors contributing to the proper and efficient operation of the heating and air-conditioning systems.
- Performing repairs to ventilating, refrigeration, and heating equipment and components, while under the supervision and technical guidance of a higher-grade operating engineer/Chief or manager.
- Checking steam pressure reducing stations, vacuum pumps and sump pumps.
- Maintains major equipment in the central plant, chillers, cooling towers, boilers, and associated equipment.
- Operate chillers, boilers, and auxiliary equipment under the direction of the Lead/Stationary Engineer I.
- Read gauges, meters, and charts to track boiler operations. Demonstrates and articulates/reports the meaning of the readings.
