How You Will Contribute
The Maintenance Supervisor is responsible for maintaining the physical integrity of the community, ensuring a safe and secure environment for residents, future residents, visitors, and team members. The Maintenance Supervisor works closely with the Community Manager and Maintenance Technicians to ensure all aspects of the community are well maintained. You will anticipate, identify, and correct problems, and implement procedures to prevent such issues.

Things You Will Do
Leadership- Hire, train, and supervise maintenance team members through positive mentoring.
- Maintain property waiting lists and update records and reports per policies, housing programs, and regulations.
- Lead by example and take ownership of your responsibilities.
- Empower team members to take on challenges and contribute ideas.
- Oversee routine preventive maintenance and high-quality repairs to exceed standards.
- Share insights, prioritize tasks, ensure protocol adherence, and motivate your team.
- Perform routine work orders, including emergency tickets.
- Schedule team coverage for emergencies around the clock.
- Keep accurate records of maintenance activities, requests, expenditures, and property status.
- Perform scheduled preventive maintenance and make-ready repairs.
- Maintain inventory of spare parts and materials.
- Keep the maintenance shop organized and stocked.
- Diagnose and repair HVAC, plumbing, electrical, and pool systems.
- Coordinate with vendors, secure bids, and schedule work.
- Utilize maintenance management systems on computers and tablets.
- Prioritize safety and promptly correct unsafe conditions.
- Conduct safety meetings and ensure community safety measures.
- Provide excellent service with a positive attitude.
- Inspect and address community concerns, keeping the environment clean.
- Communicate effectively with residents, visitors, vendors, and team members.
- Perform additional duties as assigned.
- High School diploma or equivalent.
- At least three years of property maintenance experience.
- Flexible schedule including weekends, holidays, and on-call hours.
- Ability to walk the property, climb stairs, and perform physical tasks.
- Lift up to 50 pounds as needed.
- Leadership and management experience.
- Knowledge of property maintenance and safety regulations.
- Proficiency with computers and maintenance software.
- Skilled in using hand and power tools safely.
- Certifications such as Pool Operator or Freon License are preferred.
- Attention to detail and multitasking ability.
