Project Design Manager - Vertical Development & Construction

Norwood Development Group is a privately held, family-owned real estate investment and development company with nearly six decades of experience creating impactful multifamily, hospitality, retail, office, mixed-use, entertainment, and community-focused projects throughout the Pikes Peak region.

We are seeking a Project Design Manager to help guide development projects from concept through construction completion. This role combines design leadership, project management, and consultant coordination to ensure projects meet Norwood's standards for quality, functionality, budget, and user experience.

Design & Development

• Develop conceptual site plans, floor plans, space plans, and design studies.
• Create Sketch Up models, presentations, and conceptual design materials.
• Support project planning, feasibility studies, programming, and site planning efforts.
• Evaluate design options and development scenarios to support project goals.
• Coordinate architects, engineers, planners, interior designers, landscape architects, and specialty consultants.
• Manage projects through design, permitting, and construction documentation phases.
• Track schedules, deliverables, approvals, and project milestones.
• Maintain design quality, standards, and consistency throughout project execution.

Budgeting & Construction Support

• Assist with conceptual budgeting, cost estimating, and value engineering efforts.
• Support construction teams with submittal reviews, design clarifications, and field coordination.
• Participate in site visits and help resolve design-related issues during construction.

• Bachelor's degree in Architecture, Interior Architecture, Urban Design, Construction Management, Real Estate Development, Engineering, Planning, or a related field. Equivalent experience will be considered.
• 5–7 years of experience in architecture, design, development, construction, or a related discipline.
• Experience supporting projects through design, permitting, and construction.
• Proficiency with AutoCAD, Sketch Up, Bluebeam, Microsoft Office, and related software.
• Strong understanding of architectural design, construction methods, and development processes.

• Professional degree in Architecture.
• Experience with multifamily, hospitality, retail, office, mixed-use, or entertainment projects.
• Professional certifications such as RA, NCARB, LEED AP, WELL AP, PMP, or similar credentials.

• Strong design, visualization, and presentation skills.
• Ability to manage multiple projects and consultant teams simultaneously.
• Excellent communication, organization, and problem-solving abilities.
• Ability to balance creativity with practical construction, operational, and financial considerations.

• Salary range: $110,000 – $125,000 annually. Placement within the range is based on experience and qualifications, with room for growth over time based on individual performance and the value you add to the team and our projects.
• This position is eligible for an annual performance bonus.

This is a full-time, in-person position with regular interaction with internal teams, consultants, contractors, municipalities, and project stakeholders. Limited travel may be required.
