Summary of Position

The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis.

Essential Job Functions
  • Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial property.
  • Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe.
  • Electrical wiring, outlet, and switch maintenance; lighting fixture installation.
  • Drywall and texturing installation and repair.
  • Heating, cooling, and ventilation troubleshooting and repair; unit zone valve, transformer, and thermostat maintenance; hot water and steam boiler troubleshooting and maintenance.
  • Appliance installation, maintenance, repair, and troubleshooting.
  • Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President, or Maintenance Supervisor.
Work Order Processing
  • Work with property manager and staff to efficiently, timely, and cost‑effectively complete maintenance work orders and apartment unit turns.
  • Plan materials efficiently and complete maintenance unit turns to target one‑visit completion.
  • Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option.
  • Ensure that vacant apartments are “made ready” within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.
  • Leave the occupied and unoccupied units cleaner than when you arrived.
  • Communicate with residents when repairs or maintenance will take longer than expected.
  • Complete pre‑moveout inspections to minimize turn times and complete unit turns timely.
  • Update and close out work orders in the PM software with notes.
Qualifications
  • Superior organization and communication skills.
  • Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors, and other service providers.
  • Must be honest in time reporting; reliable and on‑time.
  • HVAC experience is a must.
  • Valid driver’s license may be required.
Education and Experience
  • Educational degree not required.
  • At least one year of experience preferred.
  • Specialized training: multi‑family property management experience is preferred.
  • Bilingual in English/Spanish preferred.
  • CPO Certified preferred.
