Haselden Builders delivers multifamily projects that require strong planning, collaboration, and attention to the details that drive successful unit delivery and turnover. As a Project Manager, you will partner closely with field leadership, owners, design teams, subcontractors, and internal teams to lead projects from preconstruction through closeout while maintaining a strong focus on safety, quality, schedule, financial performance, and the client experience.
Job Responsibilities- Manage project budgets, forecasts, payment applications, cash flow, invoices, and financial reporting.
- Lead the change management process, including pricing, documentation, negotiation, and execution.
- Present project status during monthly financial reviews.
- Identify financial risks and develop strategies to protect project profitability.
- Partner with Accounting and project leadership on cost control and accurate financial forecasting.
- Manage multifamily construction projects from preconstruction and procurement through construction, turnover, and closeout.
- Serve as a primary point of contact for owners, architects, consultants, subcontractors, and internal team members.
- Partner with the Superintendent to manage project schedules, sequencing, logistics, procurement, and key milestones.
- Coordinate subcontractor bidding, scope review, buyout, contracts, and project documentation.
- Proactively manage long-lead materials and procurement activities to support the project schedule.
- Coordinate the sequencing and turnover of units, common areas, amenities, building systems, and site improvements.
- Support project estimates, proposals, interviews, and client-development efforts.
- Maintain strong client relationships that support customer satisfaction and repeat work.
- Review contract requirements and proactively identify project risks.
- Partner with Preconstruction to ensure budgets, scopes, and subcontract exhibits support successful project execution.
- Ensure required contracts, insurance documents, and bonds are in place before work begins.
- Partner with the Superintendent and Safety team to implement Haselden's safety program.
- Support project quality-control processes, including mock-ups, inspections, punch activities, and timely resolution of deficient work.
- Maintain accurate documentation of project decisions, changes, delays, and risks.
- Establish clear expectations and accountability for project team members.
- Maintain a collaborative and supportive working environment.
- Provide guidance and development to Project Engineers, interns, and other project team members.
- Support the growth and development of direct reports, when applicable.
- Promote Haselden's culture and lead project activities consistently with company values.
- 7-10 years Progressive construction project management experience, preferably within multifamily or comparable large-scale construction.
- Experience managing projects generally ranging from $10 million to $75 million is preferred.
- Strong knowledge of construction financial management, contracts, scheduling, procurement, change management, and project closeout.
- Strong understanding of construction sequencing, trade coordination, and project turnover.
- Excellent communication, client service, negotiation, leadership, and problem-solving skills.
- Experience with Procore, Bluebeam, Microsoft Office, and construction financial-management software.
- Bachelor's degree in Construction Management, Engineering, or a related field is preferred; equivalent relevant industry experience may be considered.
- Ability to manage competing priorities and support the development and workload management of Project Engineers and interns.
- Ability to work in office and active construction-site environments.
- Ability to regularly walk project sites, including stairs and uneven surfaces.
- Ability to sit, stand, walk, bend, reach, and climb as required.
- Ability to lift and carry up to 25 pounds.
- Ability to wear required personal protective equipment.
- Ability to work around construction noise, dust, changing temperatures, and weather conditions.
