Are you a strategic, hands‑on leader who thrives on turning challenges into success stories? We are seeking a results‑driven Property Manager to lead operations at Crosswinds at Arista, our 159‑unit LIHTC community in Broomfield. We are looking for a strong operator with lease‑up or repositioning experience who can stabilize performance, build an engaged team, drive leasing traffic, and restore the asset to its full potential.

- Lead all day‑to‑day property operations to achieve financial goals and ownership objectives
- Develop and execute a strategic lease‑up and stabilization plan
- Recruit, hire, train, coach, and evaluate the on‑site team
- Prepare and manage the annual operating budget; monitor and report variances
- Drive occupancy through hands‑on leasing, outreach marketing, and competitor analysis
- Oversee rent collections, delinquency management, and eviction processes in compliance with local laws
- Ensure LIHTC compliance, including resident certifications and coordination with Compliance
- Maintain curb appeal, oversee maintenance operations, and recommend capital improvements
- Build strong relationships with residents, vendors, and internal stakeholders
- 3+ years of leasing, sales, or property management experience
- Prior supervisory experience and proven team leadership skills
- Experience with lease‑ups, asset repositioning, or stabilizing underperforming properties strongly preferred
- Working knowledge of LIHTC compliance requirements
- Strong financial acumen with the ability to manage budgets and control expenses
- Excellent communication and customer service skills
- Ability to work evenings and weekends as needed during peak leasing periods
- Comfort using property management software and Microsoft Office
- Competitive base salary at $67,000-$75,000 annually
