Job SummaryThe Property Manager (aka Wizard) oversees and is responsible for day-to-day maintenance & repair (M&R) operations of residential and commercial properties, ensuring compliance with state regulations, company policies, client goals, and best practices. The role also includes training, mentoring and supervising other M&R team members and demands mature and talented people who have demonstrated initiative. It includes tenant relations, vendor coordination, and project management for property maintenance and capital improvements.
As a Wizard, your task, if you choose to accept it, is to manifest solutions for BOLD clients that others may or may not be able to see, and to inspire team members to perform their best. Key Responsibilities
- Deliver excellent communication with clients, team members and all stakeholders.
- Manage property operations, budgets, and billing details to meet client and BOLD goals.
- Coordinate, supervise and occasionally perform maintenance and repair work, including vendor selection, contract management, and quality control.
- Lead capital improvement and renovation projects: scope, budgeting, scheduling, quality control, and communication with stakeholders.
- Conduct or supervise regular property inspections and enforce lease and safety standards.
- Respond promptly to tenant inquiries, maintenance requests, and complaints.
- Maintain accurate records of leases, invoices, and project documentation, using BOLD’s PMS software.
- Ensure compliance with state and local housing codes, fair housing regulations, and company policies.
- Potentially assist with leasing activities including marketing, tenant screening, lease execution, renewals, and compliance with Colorado landlord-tenant laws.

- Confident troubleshooting skills for most building related issues and the experience to train others in these skills.
- Minimum 5 years of construction and/or trades-related service experience and working knowledge of various construction trades.
- Property management experience preferred; ideally in Colorado.
- Excellent organizational skills with the ability to manage multiple properties or projects with minimal supervision.
- Experience and confidence in managing vendor contracts and budgets, and coordinating capital projects and budgets.
- Proficiency with Excel, Outlook, Word, and willingness and ability to become proficient in PMS software.
- Willingness and ability to grow leadership and supervisory skills.
- Able to communicate in Spanish or a willingness and capacity to learn.
- High school diploma or equivalent. Associate or bachelor’s degree in construction, business, real estate, or related field preferred.
- Willingness and ability to share on-call responsibilities for mostly Carbondale but potentially other mid-valley properties.
- Familiarity with or willingness and ability to learn Colorado landlord-tenant and property maintenance laws, and proficiency with property management software preferred.
- Ability to read and understand architectural drawings and specifications preferred.
