Role Description The Property Manager is a full-time, on-site role based in Crested Butte, CO, responsible for the daily management of assigned HOA communities. This position oversees property operations, including maintenance scheduling, inspections, and coordination with vendors and contractors. The Property Manager serves as a primary point of contact for board members and residents, addressing inquiries, resolving issues, and facilitating clear, timely communication.
Responsibilities include assisting with budgets, monitoring expenses, supporting collections processes, and ensuring compliance with association policies and applicable regulations. The role also involves preparing reports, attending board meetings as needed, and promoting a safe, well-maintained environment that aligns with the community’s standards and goals.
Qualifications
- Demonstrated experience in property or HOA management, including oversight of day-to-day operations and resident relations.
- Strong organizational and time management skills, with the ability to prioritize multiple properties, tasks, and deadlines.
- Proficiency in basic financial practices such as budgeting, expense tracking, and reviewing invoices or contracts.
- Effective communication and interpersonal skills for working with boards, residents, vendors, and internal team members.
- Knowledge of property maintenance practices and ability to coordinate repairs, inspections, and vendor services.
- Comfort with office software and property management systems for documentation, reporting, and communication.
- Ability to work independently on-site, exercise sound judgment, and handle conflict or complaints in a professional manner.
- Prior HOA, multifamily, or residential property management experience preferred; relevant certifications or licenses are a plus.
- High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or related field beneficial.
