Senior Maintenance Technician – Rowlen Apartments

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Technician ensures the safety and cleanliness of the property, maintains amenities, responds to maintenance requests promptly, supervises outside contractors, maintains inventory, and ensures compliance with all relevant policies and regulations.

• Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances.
• Respond to maintenance requests promptly and professionally.
• Maintain pool, hot tub, and other amenities; ensure safety and cleanliness of buildings and grounds.
• Schedule and document preventative maintenance and apartment turnovers.
• Conduct regular inspections of common areas and equipment.
• Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
• Coordinate move‑ins and move‑outs.
• Assist with safety meetings and enforce compliance with policies and regulations.
• Report potential liabilities and ensure overall property compliance.
• Maintain inventory and assist in purchasing materials and supplies.
• Participate in resident functions and assist with posting notices.

• High school diploma or equivalent required.
• 2+ years of property maintenance or related field experience.
• HVAC‑EPA (Type II) or EPA Universal certification strongly preferred; certification required within 90 days if hired without one.
• Certified Pool Operator (CPO) license required.
• Valid driver’s license.
• Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
• Proficient in reading, writing, and communicating in English.
• Ability to work independently and as part of a team.
• Strong organizational and time‑management skills.
• Knowledge of safety regulations and compliance requirements.
• General computer skills, including operating a mobile device.
• Superior customer service skills; ability to manage difficult customers and situations.
• Availability to be on‑call for after‑hours emergencies.
• Flexible schedule to include weekends, evenings, and holidays.

Base hourly rate: $24.18 – $28.04. 40% apartment allowance if living on-site at Rowlen Apartments.
