RMCAD was established in 1963 by Philip J. Steele, who envisioned providing students with a high-quality education in art and design. Since its modest beginnings, RMCAD has experienced significant growth and now thrives on a historic 23-acre campus with 16 buildings.

The college has also been a pioneer in online art and design education and currently serves more than 2,000 students.

Position Summary

Stationary Engineer is responsible for the safe, reliable, and efficient operation, inspection, troubleshooting, preventive maintenance, repair of RMCAD’s steam (100+ psig) boiler, hydronic heating, plumbing and mechanical systems. In the current schedule boilers operate October through April; thus Summer work involves boiler and steam system repairs, as well as other Plumbing Circuit repair and maintenance.

This position supports the daily operation of RMCAD’s historic, multi-building campus and helps maintain comfortable, safe, and functional environments for students, faculty, staff, visitors, and campus events. The employee performs skilled in-house inspections, maintenance and repairs within demonstrated qualifications and coordinates licensed contractors, inspectors, manufacturers, and specialty vendors when work requires permits, trade licensing, pressure-vessel certifications, specialized testing, or code-authorized repairs.

Essential Duties + Responsibilities

Boiler and Hydronic System Operations

Operate, monitor, start, stop, stage, and secure campus boilers and associated hydronic systems in accordance with manufacturer instructions, RMCAD procedures, applicable codes, and established operating limits.

Conduct scheduled boiler-room rounds and maintain current boiler equipment records, inspection reports, operating certificates, repair histories, manufacturer information, and preventive-maintenance documentation.

HVAC Operations + Maintenance

Support troubleshooting, maintenance, and repair of auxiliary HVAC equipment with on-site Team and Vendors

Mechanical + Plumbing Support

Inspect, troubleshoot, and perform authorized maintenance on Domestic water systems, pumps, and other plumbing circuit inspection, repairs, and maintenance throughout the Campus.

Refer regulated plumbing alterations, gas piping, cross-connection work, permitted installations, and work beyond the employee’s qualifications to licensed and properly registered contractors.

Preventive Maintenance + Documentation

Record equipment readings, findings, labor, materials, deficiencies, photographs, failure codes, and corrective actions in the RMCAD CMMS or approved recordkeeping system.

Develop and improve asset-specific preventive-maintenance procedures and inspection checklists.

Maintain equipment asset data, model and serial numbers, warranty information, manuals, drawings, control diagrams, and replacement-parts information.

Identify recurring failures and support root-cause analysis.

Recommend repair-versus-replacement strategies based on condition, reliability, safety, energy use, parts availability, and lifecycle cost.

Maintain an organized inventory of critical boiler and plumbing components

Inform the Director of Facilities of critical deficiencies, deferred maintenance, obsolete equipment, and capital-replacement needs.

Emergency Response + On-Call Response

Participate in the Facilities Tiered 24/7 on-call pool.

Be available for scheduled work outside normal business hours when shutdowns or campus operations require evening, weekend, or holiday work.

Remain on site or transfer responsibility until the condition has been stabilized and an authorized person accepts control of the incident.

Minimum Qualifications

Reside within 1 hour of the site

Must possess and maintain active Stationary Engineer and Boiler Operator Class A License valid in Colorado. Licenses must be attached to application/resume.
