Residential Project Manager
Job Summary
The Residential Project Manager is responsible for planning, coordinating, and overseeing residential construction projects from start to completion. This role ensures projects are delivered on time, within budget, and to quality and safety standards while maintaining strong communication with clients, subcontractors, and internal teams.
Key Responsibilities Project Planning & Coordination
- Review project plans, specifications, and contracts.
- Develop project schedules and timelines.
- Coordinate with architects, engineers, designers, and subcontractors.
- Secure permits and ensure compliance with local building codes and regulations.
- Prepare and manage project budgets.
- Track expenses and approve invoices.
- Negotiate contracts with vendors and subcontractors.
- Monitor cost controls and identify cost-saving opportunities.
- Estimating
- Oversee daily site operations.
- Ensure quality standards and workmanship.
- Conduct site inspections and progress meetings.
- Resolve construction issues and delays promptly.
- Serve as the primary point of contact for homeowners and stakeholders.
- Provide regular project updates.
- Manage change orders and client requests.
- Address concerns and maintain strong client relationships.
- Ensure adherence to OSHA and safety regulations.
- Identify and mitigate project risks.
- Maintain proper documentation and reporting.
- Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent experience).
- 3-7+ years of residential construction project management and estimating experience.
- Strong knowledge of residential building codes and construction processes.
- Proficiency in project management software (e.g., Procore, Buildertrend, MS Project).
- Ability to read and interpret blueprints and technical documents.
- Excellent leadership and team management abilities.
- Strong budgeting and financial management skills.
- Effective negotiation and conflict resolution skills.
- Strong organizational and time-management skills.
