Property Operations & Maintenance Lead

Avant is looking for a skilled Property Operations & Maintenance Lead. This is a high-autonomy role for a professional who can transition seamlessly from handyman repairs to light construction, demolition, and event logistics. You aren't just maintaining a space; you are building and reconfiguring the environments where our support programs happen. The ideal candidate has the grit for "dirty" work (demo, hauling) and the precision for "finish" work (carpentry, detailing, and event setup).

• Builds: shelving, workbenches, or custom fixtures to support specific program needs.
• Light Demolition: safe removal of non-load-bearing walls, flooring, and old fixtures during space reconfigurations.
• Finish Carpentry: trim work, cabinetry adjustments, and durable, professional structural additions.
• Space Reconfiguration: framing simple partitions or modifying layouts to improve flow and utility.

• Surface Repair: expert-level drywall patching, taping, floating, and texture matching; interior and exterior painting.
• Plumbing and Mechanical: immediate repair of P-trap leaks, faucet replacements, and toilet resets.
• Electrical and Hardware: replacing light fixtures, ballasts, outlets, and switches; fixing loose door handles and adjusting commercial door closers.
• Flooring: durable repairs on LVP, tile, or concrete.

• Rapid Transitions: leading setup and takedown of furniture and equipment for events and programs.
• Moving and Hauling: transporting furniture and supplies between locations, securely loading trailers and trucks.
• Inventory Control: tracking and organizing all furnishing assets in an orderly, ready-to-deploy warehouse.

• Vehicle Fleet: maintaining vehicles in "like-new" condition — service schedule, detailing, fueling and staging.
• Exterior Curb Appeal: power washing, debris removal, and upkeep of every property's exterior.
• Custodial Excellence: deep cleaning and daily upkeep of high-traffic areas.

• Construction Literacy: able to read simple floor plans and understand building mechanics (studs, joists, plumbing lines).
• Power Tool Mastery: expert proficiency with saws, drills, sanders, and demolition equipment.
• Physical Stamina: able to lift 75+ lbs, climb ladders, and perform manual labor for full shifts.
• Driving: valid license with a clean record; trailer hauling and backing-up experience highly preferred.
• Standards: a "near-perfect" mindset — you fix things so they stay fixed and look professional.
