Maintenance Manager
Sharp Management is seeking an experienced and results-driven Maintenance Supervisor to lead the maintenance operations of our apartment community. This role is responsible for overseeing all aspects of property maintenance, ensuring high-quality service, operational efficiency, and exceptional resident satisfaction.
The Maintenance Supervisor provides hands‑on leadership, manages preventative maintenance programs, oversees apartment turns, controls maintenance expenses, and ensures the property is maintained to company standards. This position plays a critical role in protecting the asset and supporting overall community performance.
Key Responsibilities Include:- Leading, coaching, and supervising the maintenance team
- Ensuring timely completion of service requests and work orders
- Managing apartment turns, capital projects, and vendor coordination
- Implementing and maintaining preventative maintenance programs
- Monitoring and controlling maintenance budgets and supply costs
- Ensuring compliance with safety standards and company policies
- Participating in on‑call rotation and emergency response
Certifications:
- EPA Certification (Universal preferred)
- CPO (Certified Pool Operator) certification
- HVAC license or equivalent hands‑on HVAC experience
- Strong working knowledge of plumbing, electrical, and general building systems
- Prior supervisory or leadership experience preferred
The ideal candidate is organized, technically skilled, and confident in leading a team while maintaining high operational standards.
