Maintenance Technician - Property; Houston, TX

Job Overview

As a Maintenance Technician at CWS, you will maintain the integrity and safety of residential communities while delivering exceptional customer service. Your primary responsibility is to support residents, guests and the CWS team by handling apartment make‑ready tasks, service requests, common‑area maintenance and preventative programs.

• Prepare apartments for move‑in, perform regular maintenance and final inspections.
• Respond to and complete service requests in a timely manner.
• Conduct common‑area maintenance and upkeep of equipment.
• Maintain inventory, shop organization and tool readiness.
• Participate in preventive maintenance and resident satisfaction programs.
• Communicate with residents, vendors, leaders and the CWS team.
• Serve on the CWS Risk Management and Safety Programs.

• High school diploma or GED (preferred).
• Minimum 1 year experience in apartment maintenance or a related trade with basic knowledge of electricity, plumbing, carpentry, painting and HVAC.
• Required certifications: EPA, HVAC I & II, and Certified Property Organizer (CPO).
• Valid driver’s license and current automobile insurance.
• Own basic hand‑tool set.
• Good reading and verbal communication skills in English.
• Basic computer skills.
• Ability to work variable schedules including weekends and emergencies.
• Ability to maintain professional relationships and adhere to policies.
• Willingness to travel to major metropolitan areas and other company sites.
• Ability to respond to emergency calls outside normal business hours.

Frequent walking, standing, bending, kneeling, crouching, climbing ladders and use of power tools. Lifts, carries or pulls items up to 50 pounds. Exposure to varying weather, chemicals, dust and loud noise.
