Position Summary

Triangle Federal Credit Union is seeking an experienced, detail-oriented Mortgage Loan Processor to assist members throughout the residential mortgage lending process. This position is responsible for processing mortgage loan applications from application through closing, ensuring all required documentation is obtained, verified, and submitted accurately while providing exceptional member service.

The ideal candidate possesses extensive knowledge of mortgage lending guidelines, regulatory requirements, and loan documentation. This individual serves as a primary point of contact for members during the processing phase and is committed to delivering a smooth, efficient, and positive mortgage experience.

Essential Duties and Responsibilities

  • Process residential mortgage loans from application through closing.
  • Review mortgage applications and supporting documentation for completeness, accuracy, and compliance with credit union, investor, and regulatory requirements.
  • Communicate directly with members to obtain required documentation, provide status updates, and answer questions throughout the mortgage process.
  • Collect, review, and verify income, asset, employment, credit, insurance, appraisal, and title documentation.
  • Order and monitor third-party services, including appraisals, title work, flood certifications, and other required verifications.
  • Prepare complete loan files for underwriting review and ensure all underwriting conditions are satisfied in a timely manner.
  • Monitor loan pipelines and ensure files progress efficiently toward closing.
  • Identify and resolve documentation discrepancies and potential issues that could delay approval or closing.
  • Maintain accurate loan records and documentation within the credit union's loan origination system.
  • Prepare and review disclosures and closing documentation for accuracy and compliance.
  • Ensure compliance with all applicable federal and state regulations, including TRID, RESPA, TILA, HMDA, ECOA, Fair Lending, and BSA requirements.
  • Provide exceptional service by proactively communicating with members and delivering a positive mortgage experience.
  • Assist with quality control reviews, audits, and reporting as needed.
  • Promote the credit union's mission and commitment to serving members.
  • Perform other duties as assigned.

Qualifications

  • Minimum of 3-5 years of mortgage loan processing experience required.
  • High school diploma or equivalent required; associate or bachelor's degree preferred.
  • Thorough knowledge of mortgage processing, underwriting requirements, and closing procedures.
  • Working knowledge of conventional, FHA, VA, and USDA mortgage programs preferred.
  • Experience using mortgage loan origination systems, preferably Meridian Link or similar platforms.
  • Strong understanding of mortgage lending regulations and compliance requirements.
  • Excellent organizational, communication, and time-management skills.
  • Strong attention to detail and accuracy.
  • Ability to manage multiple loan files and deadlines simultaneously.
  • Proficiency with Microsoft Office applications.
