The Holiday Inn Express & Suites, located at 7301 Washington Ave Biloxi-Ocean Springs, is now hiring for a maintenance engineer. JOB SUMMARY
The Engineer Level 1 is responsible for monitoring, maintaining and carrying out the preventive maintenance program on the hotel's heating, ventilation and air conditioning equipment, ensuring that the equipment and property are maintained in the best possible condition at all times and with the least amount of inconvenience to customers and employees.
QUALIFICATION STANDARDS Education & Experience- Any combination of education and experience equivalent to graduation from high school or any other combination of education, training or experience of at least 3 years that provides the required knowledge, skills and abilities necessary to perform the duties of the position.
- At least 3 years' experience as an HVAC mechanic in a complex facility.
- Licensed and/or certified in HVAC, refrigerant usage and recovery certification.
- Flexible and long hours sometimes required.
- Heavy work - Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or in excess of 20 pounds constantly.
- Ability to push/pull, grasp, lift and/or carry supplies or equipment weighing up to 100 pounds, occasionally to waist height.
- Ability to climb stairs and ladders, working at heights up to approximately 30 feet.
- Knowledge of HVAC systems, including repair and maintenance, and basic electrical and plumbing skills.
- Knowledge of OSHA standards for chemical use.
- Skill in the use of hand and power tools (drill, hoisting equipment, reciprocating sav, and pressure washing equipment), dial indicators and testing equipment for air, water balancing and control calibration.
- Mathematical skills in the use of a calculator to prepare moderately complex mathematical calculations.
- Mechanical aptitude for operation and repair of hotel equipment.
- Good language communication skills in order to communicate with customers and co-workers and to fully understand job assignments and follow manufacturer's instructions.
- Able to effectively deal with internal and external customers, some of whom will require high levels of patience, tact, and diplomacy to defuse anger, collect accurate information and offer assistance with guest problems such as plumbing, heating, air conditioning and other general dissatisfaction.
- Must be able to convey information and ideas clearly.
- Must be able to evaluate and select among alternative courses of action quickly and accurately.
- Must work well in stressful, high-pressure situations, including ability to handle guest objections and disputes to satisfactory results.
- Must be able to show initiative in job performance, including anticipating what needs to be done before it becomes a necessity.
- Must maintain composure and objectivity under pressure.
- Must be effective in handling problems in the workplace, including, preventing, identifying and solving problems as necessary.
- Must have the ability to assimilate complex information, data, etc., from disparate sources and consider, adjust or modify to meet the constraints of the particular need
- Must be effective at listening-to, understanding, and clarifying the concerns and issues raised by co-workers and guests.
- Must be able to work and understand financial information and data, and basic arithmetic functions.
- Approach all encounters with guests and employees in a friendly, service-oriented manner.
- Maintain regular attendance in compliance with standards, as required by scheduling, which will vary according to the needs of the hotel.
- Maintain high standards of personal appearance and grooming, which include wearing the proper uniform and nametag when working.
- Comply at all times with standards and regulations to encourage safe and efficient hotel operations.
- Maintain a warm and friendly demeanor at all times.
- Employees must at all times be attentive, friendly, helpful and courteous to all guests, managers and fellow employees.
- Make repairs to hotel air-conditioning system: change filters, clean coils, replace motors.
- Perform preventive maintenance on all equipment (I.e. boilers, chillers, HVAC-Heating Ventilation and Air-conditioning, electrical, etc.
- Take required readings on equipment.
- Test cooling tower and record readings.
- Replace and program televisions as needed
- Replace light switches, receptacles, light bulbs and fixtures.
- Replace and repair pumps.
- Perform plumbing repairs (i.e., clogged drains, copper pipe, change washers, change handles, drain fittings, etc.).
- Understand and be able to read blueprints and wiring diagrams.
- Trace and repair all type of water lines.
- Troubleshoot and repair kitchen equipment.
- Maintain repair and preventive maintenance records.
