As Director of Property Accounting, you will lead the property accounting function for the company’s managed real estate portfolio, with responsibility for the accuracy, timeliness, and integrity of property-level financial reporting. The Director of Property Accounting provides leadership and oversight of the property accounting team, establishes and maintains accounting standards and internal controls, drives process improvement and automation, and partners with Property Management, Asset Management, and Controller to support effective business and financial decision-making.

Role

Responsibilities
  • Lead the property accounting function, establishing expectations, priorities, procedures, and service standards for the property accounting team.
  • Lead the monthly and quarterly property accounting close process, ensuring timely and accurate completion of journal entries, accruals, reconciliations, financial statements, and variance analyses across the managed portfolio.
  • Maintain responsibility for the quality and integrity of property-level financial reporting, including appropriate application of GAAP, lease terms, company accounting policies, and internal controls.
  • Monitor and recommend improvements to internal controls and accounting procedures to reduce risk and promote consistency across the portfolio.
  • Provide leadership oversight of cash management, fixed assets, capitalization, depreciation, and other property-level accounting activities.
  • Oversee property budgeting, forecasting, and CAM reconciliations, partnering with Property Management and Asset Management as appropriate.
  • Serve as the primary accounting partner to Property Management and Asset Management leadership, providing financial insight, resolving complex accounting matters, and improving cross-functional processes.
  • Ensure lease accounting and revenue recognition are properly reflected in the accounting system and financial statements, including appropriate review of lease abstracts and significant lease changes.
  • Identify and lead process improvement, automation, and systems initiatives that improve scalability, timeliness, accuracy, and efficiency of property accounting.
  • Lead, coach, and develop the property accounting team, including goal setting, performance management, delegation, succession planning, and professional development.
  • Establish clear accountability and performance standards for accuracy, responsiveness, timeliness, and customer service.
  • Evaluate team capacity and workflows and recommend process or staffing improvements to support company growth.
  • Support audits, lender reporting, ownership reporting, and other financial reporting requirements related to the managed property portfolio.
  • Partner with the Controller on accounting policy, financial reporting, treasury, systems, and company-wide initiatives.
  • Model sound judgment, financial discipline, integrity, and company values in decision-making and leadership.
  • Establish and uphold standards of accuracy, accountability, and timeliness in reporting.
  • Effectively prioritize tasks, delegate responsibilities, and manage competing deadlines.
Education and Experience
  • Bachelor’s degree in accounting.
  • Minimum 10 years of accounting experience, including at least 3 years of leadership experience, preferably in a property management accounting or real estate environment.
  • CPA preferred
  • Strong understanding of US GAAP, particularly as it applies to real estate and revenue recognition.
  • Proficiency in property management/accounting systems. (Yardi Voyager strongly preferred)
  • Advanced Excel skills and financial analysis skills, including the ability to analyze and synthesize large datasets.
  • Strong organizational skills, attention to detail, and ability to meet tight deadlines.
  • Excellent written and verbal communication skills.
