Do you understand how a residential construction project comes together—and enjoy figuring out what it should cost before construction begins? The Cleary Company is looking for a Residential Construction Estimator to take ownership of the estimating process for our design-build remodeling projects. This role works closely with our Design, Development, and Production teams to turn plans and ideas into accurate, buildable budgets.

This is not a desk-only estimating position. You'll be involved early in projects, visit job sites, work directly with Trade Partners and vendors, review plans and scopes, and help make sure our projects are positioned for success before construction begins.

Responsibilities / Duties
  • Develop preliminary budget ranges during the design process.
  • Prepare detailed estimates for Design Agreements and Construction Contracts.
  • Review plans, photos, scopes, and jobsite conditions to identify potential cost or construction concerns early.
  • Visit project sites as needed to better understand existing conditions and project requirements.
  • Solicit, review, and compare pricing from Trade Partners and vendors.
  • Verify that bids and estimates accurately reflect the intended scope of work.
  • Maintain current pricing information and use historical project data to improve estimating accuracy.
  • Work closely with Design, Development, and Production throughout the preconstruction process.
  • Participate in project meetings and provide detailed estimating, costing, and field information.
  • Build and maintain strong relationships with Trade Partners, vendors, and other industry professionals.
  • Stay current on construction materials, products, pricing, and industry trends.
  • Help ensure projects are accurately scoped, priced, and prepared for a successful transition into production.
Requirements
  • Have a strong understanding of residential construction and how projects are actually built.
  • Can read plans and recognize missing information, potential challenges, and cost implications.
  • Enjoy working with numbers but also enjoy working with people.
  • Are comfortable communicating with designers, project developers, field team members, Trade Partners, and vendors.
  • Are organized and able to manage multiple projects and deadlines at the same time.
  • Have strong analytical and problem-solving skills.
  • Pay close attention to details and take pride in producing accurate work.
  • Are comfortable asking questions and digging deeper when something doesn't make sense.
  • Value teamwork and want to be part of a collaborative company rather than working in a silo.
Experience
  • 3+ years of experience in residential construction, remodeling, estimating, preconstruction, project management, or a related construction role
    .
  • Experience with budgeting, estimating, or job costing strongly preferred.
  • Strong knowledge of construction processes, materials, labor, and project costs.
  • Strong Excel skills and comfort working with estimating and construction management software.
  • Experience working with subcontractors, Trade Partners, and vendors is preferred.
  • Bachelor's degree in Construction Management, Engineering, or a related field is a plus, but not required.
