Construction Project Manager – Commercial Construction

Our client, a well-established and growing commercial general contractor, is seeking an experienced Construction Project Manager to join their team in Columbus, Ohio. The ideal candidate will have a strong background in commercial construction and a proven track record of successfully managing projects from preconstruction through completion.

The Project Manager will be responsible for overall project planning, scheduling, budgeting, subcontractor management, client communication, and financial performance.

Position Responsibilities
  • Manage commercial construction projects from preconstruction through completion and closeout.
  • Develop and maintain project schedules, budgets, and execution plans.
  • Review construction plans, specifications, contracts, and scopes of work.
  • Coordinate with owners, architects, engineers, subcontractors, vendors, and internal project teams.
  • Lead project kickoff, progress, and coordination meetings.
  • Solicit, evaluate, and negotiate subcontractor and vendor proposals.
  • Prepare, review, and manage subcontracts and purchase orders.
  • Manage project RFIs, submittals, change orders, and other project documentation.
  • Monitor project costs, commitments, billing, and overall financial performance.
  • Prepare project forecasts and monthly financial reports.
  • Identify potential project risks and develop solutions to minimize schedule and cost impacts.
  • Work closely with the Superintendent to ensure projects remain on schedule and meet quality standards.
  • Monitor project progress and communicate updates to clients, company leadership, and project stakeholders.
  • Review subcontractor invoices, pay applications, and project billing.
  • Prepare and negotiate owner change orders.
  • Ensure projects are constructed in accordance with contract documents, specifications, and applicable codes.
  • Assist with project closeout, punch lists, warranties, and final turnover.
  • Maintain strong relationships with clients, subcontractors, architects, engineers, and vendors.
  • Support estimating, preconstruction, budgeting, and value-engineering efforts as needed.
Qualifications
  • 5+ years of commercial construction Project Management experience.
  • Experience with a commercial general contractor preferred.
  • Proven experience managing construction projects from preconstruction through completion.
  • Strong understanding of construction contracts, scheduling, budgets, and project financials.
  • Experience managing subcontractors, vendors, owners, architects, and engineers.
  • Ability to read and interpret construction drawings, specifications, and contracts.
  • Strong knowledge of commercial construction methods and processes.
  • Excellent communication, leadership, negotiation, and problem-solving skills.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple projects, deadlines, and priorities.
  • Proficiency with Microsoft Office and construction project management software.
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field is preferred.
