Position
Description:
The Finance Intern will have the opportunity to learn about all facets of affordable housing real estate transactions from conception to closing. The Finance Intern will also have an opportunity to enhance his/her writing skills, negotiation skills, and real estate finance knowledge.
To succeed, the Finance Intern will need to develop and maintain a thorough knowledge of state Qualified Allocation Plans (QAPs) and scoring criteria. The position will offer opportunities for occasional travel throughout the Midwest and Southeast.
Responsibilities:
The Finance Intern's responsibilities include but are not limited to the following:
- Run full financial projection models for various deal structures.
- Assist with applying for Low Income Housing Tax Credits while ensuring quality, competitive and error- free applications are submitted to state housing agencies.
- Analyze potential markets and provide rent recommendations.
- Track construction and operating expenses across different product types and geographic locations to ensure development budgets are appropriate.
- Assist with securing and negotiating Federal & State Tax Credit equity investor commitments.
The ideal candidate would possess the following:
- Currently enrolled in an Associate's Degree or Bachelor's Degree program with coursework in business, economics, mathematics, accounting, and/or finance.
- Excellent written and verbal communication skills;
- Careful attention to detail;
- Analytical problem-solving aptitude;
- Strong time management skills to ensure adherence to established deadlines;
- Interest in real estate and financial matters;
- Knowledge of Low-Income Housing Tax Credits (or clear willingness to learn the same);
- Experience with Microsoft Office products, including Excel, Outlook, and Teams.
- Must possess a valid driver's license and insurance
