The Investment Professional role analyzes, documents, and prepares necessary information for the closing of complex commercial real‑estate transactions. The Investment Professional works closely with the CML origination team, correspondents, internal and external counsel, and cash administration. Responsibilities also include data input, verification, and integrity in various databases.
This role serves as a subject‑matter expert for databases, system upgrades, enhancements, reporting, and procedures.
Key Responsibilities- Responsible for the closing process of new loans and modification loans for the commercial mortgage loan portfolio including assisting with the workflow assignment among the closing staff.
- Coordinates functions between the borrower, correspondent, counsel, and REI staff to get the loan funded or modified by the targeted date.
- Determines proper documentation and reviews loan documents for accuracy prior to closing to assure that they are in agreement with the application.
- Reviews leases, estoppels, insurance, third‑party reports, etc., to ensure terms and provisions are acceptable to Nationwide.
- Participates on calls, in meetings, and through emails in connection with the closing of each assigned loan.
- Makes appropriate updates to databases in a timely manner for the new loan or reflects changes of the modified loan.
- Finalizes all documentation within a reasonable period of time after closing.
- Evaluates the work of the correspondent’s closing staff and provides feedback.
- Key contributor to improving processes, checklists, and procedures.
- Assists Due Diligence with the audit process of servicers within targeted dates including proper review and documentation.
- Assists in the training of new closing staff members for due diligence & origination as needed.
- May take on new projects and tasks such as assisting with the FHLB pledge program.
- Assists in the testing process for the annual upgrade of the mortgage loan system.
May perform other duties as assigned.
Reporting Relationships:
Asset Class Senior Investment Professional (Head of Closing and Due Diligence).
Education: Undergraduate degree in business, finance, or related field; paralegal experience preferred.
Experience: Five or more years of related experience.
Knowledge, Abilities and
Skills:
- In-depth knowledge of the various documents related to commercial real estate and the purpose of those documents.
- Solid understanding of basic mathematical calculations, including NOI, DSC, and LTV.
- Very high degree of accuracy and attention to detail.
- Ability to think creatively by doing more than just processing a request.
- Ability to perform due diligence and research in connection with issues that arise.
- Excellent written and communication skills and ability to negotiate issues.
- Must be a self‑starter, proactive, and demonstrate a high ability to learn on the fly.
- Possess computer skills including Microsoft Word, Excel, PowerPoint, and other software as needed.
- Ability to manage multiple tasks at one time.
