what you’ll do as a housing examiner trainee

• travel throughout ohio to conduct physical compliance inspections of properties in the field.
• complete file inspections/audits either in the field or in the office.
• review tenant files for income & household composition requirements designated under multiple affordable housing funding guidelines.

• columbus‑based employees must report to ohfa’s offices at 2600 corporate exchange drive, columbus, oh 43231.
• depending on the time of year, employees will either work in the office 80% of the time and plan to be in the field 20% of the time, or will work in the field 80% of the time and plan to be in the office 20% of the time.
• the allocation of time between office and field work will be determined by management to ensure required inspections and audits are completed.
• duties may be performed anywhere in ohio, including columbus, toledo, cleveland, youngstown, zanesville, athens, portsmouth, cincinnati, and/or dayton.
• when completing work in the field, staff will be eligible to use a state vehicle for work‑related purposes.

• during the first year, trainees train with more experienced staff; the work schedule will depend on the assigned supervisor.
• field work is physically demanding, requiring inspections of interiors and exteriors of buildings, including stairs, windows, ovens, and building exteriors under all weather conditions.
• required training includes agency‑paid courses for the specialist in housing credit management (shcm), housing credit certified professional (hccp), novogradac property compliance certification (npcc), or tax credit specialist (tcs) credentials.
• after successfully obtaining or entering the candidacy period for one of these credentials and completing all other responsibilities, trainees are reassigned to housing examiners. Step 1 pay for housing examiners is $30.55 per hour.

• 18 months experience in low‑income housing tax‑credit industry or maintenance/monitoring of subsidized housing projects & regulations or residential property management, and must possess a valid driver’s license.
• or completion of an associate core program in accounting, business administration or public administration, and must possess a valid driver’s license.
• or an equivalent of the minimum class qualifications for employment noted above.

an example of an equivalency for the minimum class qualifications for employment is 18 months experience in accounting, business administration, or public administration.
