What we’re looking for: We are seeking a full-time Maintenance Supervisor to join our team at the Britton Woods Apartments, a 352-unit community located in Dublin, Ohio. As a Maintenance Supervisor at Ackermann Group, you will be responsible for collaborating with the Community Manager to oversee all day‑to‑day needs of the community. The Maintenance Supervisor must possess adequate trade‑related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the property.
This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory.
- Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
- Ensuring unit make‑ready schedule meets expectations.
- Managing maintenance related supplies, inventory and budget.
- Snow removal.
- Responding to periodic after‑hours “emergency” maintenance requests.
- Ensuring timely completion of all service requests.
- Ensuring all community amenities are always market ready.
- Leveraging Ackermann technology and software to document, manage and report on maintenance related activities and budget.
- Negotiating rates and maintaining positive relationships with local service providers and vendors.
- Participating in the hiring process.
- Coordinating the execution of the property’s preventive maintenance plan.
- Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e., Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
- Directing routine meaningful meetings with team members.
- Taking responsibility for other work‑related tasks as assigned by the Community Manager.
- Participating in planning and execution of capital improvement projects.
- Availability to work full‑time:
Monday‑Friday, 8:00 am – 5:00 pm with emergency on‑call rotation as designated by the Community Manager. - 3 or more years of related experience demonstrating a broad knowledge of general maintenance – supervisory experience is required.
- EPA Type I & II Certification required.
- CPO and CAMT certifications preferred.
- Experience with Microsoft Outlook and Office products.
- Exceptional attention to detail.
- A positive, team‑oriented attitude.
- A valid driver’s license with proof of insurance and reliable method of transportation.
- High school diploma or equivalent.
