Summary of PositionThe Maintenance Technician keeps the property clean, free of debris, and completes repairs on a regular basis.
Essential Job Functions- Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial property.
- Plumbing maintenance and troubleshooting, including sweat copper pipe.
- Electrical wiring, outlet and switch maintenance; lighting fixture installation.
- Drywall and texturing installation and repair.
- Heating, cooling, and ventilation troubleshooting and repair; unit zone valve, transformer, and thermostat maintenance; hot water and steam boiler troubleshooting and maintenance.
- Appliance installation, maintenance, repair, and troubleshooting.
- Complete any additional tasks assigned by the Community Manager, Regional Manager, Vice President, or Maintenance Supervisor.
- Work with property manager and staff to efficiently, timely, and cost‑effectively complete maintenance work orders and apartment unit turns.
- Plan materials efficiently to target one‑visit completion of maintenance unit turns.
- Coordinate maintenance staff or vendors to ensure resident maintenance requests are completed within 24 hours or arrange a suitable option with the resident.
- Ensure that vacant apartments are “made ready” within 7 days of vacancy and coordinate with cleaning and painting contractors as approved by Management Company.
- Leave occupied and unoccupied units cleaner than when you arrived.
- Communicate with residents when repairs or maintenance will take longer than expected.
- Complete pre‑moveout inspections to minimize turn times and finish unit turns on time.
- Update/close out work orders in the PM software with notes.
- Superior organization and communication skills.
- Ability to provide courteous and professional service to residents, property managers, supervisors, vendors, and other service providers.
- Must be honest in time reporting and reliable and on time for work.
- HVAC experience a must.
- Valid driver’s license may be required.
- Educational degree not required.
- At least one year of experience preferred.
- Specialized training: multi‑family property management experience is preferred.
