PorterThe Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter is also responsible for the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergencies at the community
- Customer & Resident Relations:
Manage excellent customer service and monitor service request turnaround and responsiveness - Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community as delegated by the immediate supervisor
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- While performing duties, the employee is regularly required to move about to accomplish tasks or move between worksites and traverse flat and uneven terrain.
- The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., and may need to lift and place objects over 100 lbs., and work in various weather conditions and environments, including exposure to hazardous chemicals.
- The employee may be required to work overtime, weekends, and night hours (on-call property emergencies).
At Asset Living, compensation decisions consider factors such as skill set, background and training, certifications, and other relevant experience. Offers are determined based on the individual’s qualifications and may include a comprehensive total rewards package with benefits, 401K with employer matching, and bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
Salary Range: $18.00 per hour to $20.00 per hour
