Position: Property Manager - Greater Columbus Ohio

Our client is experiencing significant portfolio growth and is actively seeking Property Managers throughout Columbus, Ohio and the surrounding areas.

POSITION SUMMARY

The Property Manager is responsible for the total on‑site operation of the assigned community. She/he is expected to display a strong commitment to organizational goals, values, and the success of the management team. Under the direction of the Regional Manager, the Property Manager oversees all financial, marketing, maintenance, and administrative responsibilities listed below. As a salaried employee, the Manager is expected to work as needed to ensure all responsibilities are completed.

FINANCIAL
  • Ensure all rent is collected, posted, and deposited in a timely manner.
  • Input the annual operating budget and review monthly budget comparisons with Regional Management.
  • Maintain accurate records of debt collections.
  • Approve invoices and purchase orders, ensuring products and services have been satisfactorily received and completed.
  • Obtain bids for yearly community improvements.
MARKETING
  • Submit accurate weekly availability and activity reports to the Regional Manager each Monday.
  • Maintain the highest occupancy levels possible.
  • Implement market rental rates and promotional specials as directed by the Regional Manager.
  • Prepare monthly market survey reports.
MAINTENANCE / PROPERTY APPEARANCE
  • Coordinate daily activities of maintenance personnel to ensure timely response to service requests, preparation of vacants, and overall community appearance.
  • Obtain competitive bids for refurbishments as directed by the Regional Manager.
  • Schedule contractors for unit turns and miscellaneous projects.
  • Conduct daily property inspections to ensure proper upkeep.
  • Assess vacant units before leasing to ensure all quality standards are met.
ADMINISTRATIVE
  • Oversee all leasing functions and ensure processes are consistently followed.
  • Maintain an organized system for accurate record‑keeping, including resident files, marketing materials, maintenance records, inspections, and correspondence.
  • Supervise leasing staff, maintenance staff, and on‑site vendors.
  • Process required forms and ensure timely submission of reports and time sheets.
  • Communicate regularly with the Regional Manager regarding responsibilities, expectations, and community operations.
  • Ensure all employees comply with Fair Housing laws and company policies.
  • Address and resolve resident concerns and issues promptly.
  • Maintain a minimum closing ratio of 33%.
  • Perform other duties as assigned by the Regional Manager or executive leadership.
