* Job Description:

**** POSITION

PURPOSE:

** The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for multi-family LIHTC and HUD communities owned by National Church Residences.
** ESSENTIAL FUNCTIONS AND BASIC DUTIES
*** Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance
* Work closely with property managers and Regional Managers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvals
* Conduct market studies of competing properties to determine market competitive rents
* Manage cash flow, distribution analysis and investment projections
* Develop and distribute periodic asset management reports to senior management, investors, consultants and other partners
* Position each asset for optimal financial performance through such activities as budgeting and monitoring financial performance
** PERFORMANCE MEASUREMENTS
*** Financial and operational performance measures of the assigned portfolio
* Accuracy, relevancy and timeliness of reporting and communication with management and third-party partners
* Success in achieving owner goals including distributions and long term viability of property
* Success of problem identification and resolution
* Quality of relationships with managing agents, limited partners, lenders, housing agencies and HUD.
** QUALIFICATIONS

* Education/Certification:

*** BA/BS degree in Finance, Accounting, Real Estate or related field with strong record of academic achievement with MBA or CPA preferred
** Experience

Required:

*** Level 1:  Experience in property management/leasing/operations and/or real estate asset management
** Skills/Abilities:*
* * Proficiency with modeling investments in Excel
* Understanding of Partnership Agreements and Low Income Housing Tax Credits
* Understanding of accounting and financial modeling
* Solid analytical and organizational skills and ability to multi-task
* Highly-developed verbal and written communication skills
* Ability to work independently and as part of a team
* Proactive thinking with detail-oriented and creative problem solving approach
* Self directed and self-managing
