POSITION OVERVIEW

The Commercial HVAC Service Sales Representative is a strategic, relationship-first business development role responsible for growing MOAC’s service revenue across Central and Northeast Ohio. Backed by more than 55 years of technical credibility and a service team known for doing the work right, this position is built for a sales professional who leads with expertise and earns long‑term client loyalty through trust — not transaction.

Preventive and predictive maintenance (PM) contract sales are the foundation of this role. The position also encompasses service repair, capital improvements, energy efficiency upgrades, sustainability and green initiatives, tenant improvements, and mechanical equipment replacements. This is a full‑scope commercial service sales role for a candidate who understands that the best client relationships are built over time — and that a well‑served client is the best sales tool in the business.

KEY RESPONSIBILITIES Business Development & Territory Management
  • Prospect, qualify, and close preventive and predictive maintenance agreements with new commercial, industrial, and institutional accounts across Central and Northeast Ohio
  • Conduct facility assessments and mechanical room walkthroughs to identify deferred maintenance needs, system vulnerabilities, energy waste, and capital planning opportunities
  • Develop and manage a structured, documented pipeline using MOAC’s CRM tools; own the full sales cycle from initial contact through contract execution and handoff to the Service Division
  • Build and maintain trusted relationships with facility managers, property managers, building owners, engineers of record, and procurement decision‑makers
  • Represent MOAC at industry events, trade associations, and local business networks to expand brand visibility and generate qualified referrals
  • Present tailored PM program options — including comprehensive, parts‑included, and predictive/diagnostic tiers — structured around each client’s budget, risk tolerance, and equipment profile
  • Identify and develop ancillary revenue opportunities including planned and emergency service repair, equipment replacements, HVAC system upgrades, energy retrofits, green/sustainability projects, and tenant improvement work
  • Collaborate with the Director of Service, Senior Project Managers, and Estimating to develop scopes and pricing for capital‑range or complex multi‑trade opportunities
  • Leverage MOAC’s technical depth, design‑build capability, 55‑year track record, and service team quality as competitive differentiators in every proposal and client conversation
Account Retention & Growth
  • Serve as the client’s internal advocate — monitoring service delivery quality and ensuring expectations are consistently met or exceeded
  • Conduct proactive business reviews with key accounts to evaluate satisfaction, surface new facility needs, and reinforce renewal value
  • Manage contract renewal timelines and lead re‑negotiation and upsell conversations well in advance of expiration
  • Coordinate with the Service Dispatcher and field team leads to ensure smooth account onboarding and consistent service delivery for all new maintenance clients
  • Provide weekly pipeline updates, opportunity forecasts, and activity summaries to MOAC leadership
  • Participate in sales reviews, pricing strategy discussions, and service coordination meetings
  • Contribute market intelligence — competitor activity, pricing trends, emerging client needs — to inform MOAC’s service strategy and positioning
QUALIFICATIONS Required
  • 3+ years of outside sales experience in commercial HVAC, mechanical services, building controls, or a closely related building systems field
  • Demonstrated track record of closing planned maintenance contracts and managing a multi‑account commercial territory
