Position Overview

F&W Properties is seeking a dependable and experienced Maintenance Technician with strong plumbing and HVAC experience to support our residential community. This role is ideal for someone who is detail-oriented, self-motivated, and enjoys solving problems in a hands‑on environment. While the position is primarily based at one property, flexibility to assist at multiple properties as needed is a plus.

Key Responsibilities
  • Perform general maintenance tasks with a strong focus on plumbing and HVAC
  • Diagnose and repair toilets, sinks, water heaters, garbage disposals, leaks, and fixtures
  • Assist with electrical, carpentry, appliance, and HVAC repairs as needed
  • Complete unit turnovers, including drywall patching, painting, and system checks
  • Respond to daily service requests and scheduled after-hours emergency calls
  • Conduct routine inspections and preventative maintenance
  • Maintain accurate repair logs and communicate clearly with on-site management
  • Ensure work complies with safety regulations and company policies
  • Perform other duties as assigned
Required

Skills & Qualifications
  • Hands‑on experience in plumbing and HVAC
  • Experience working in a multi‑unit residential (apartment) setting
  • Strong troubleshooting and problem‑solving skills
  • High attention to detail, self‑accountability, and reliable attendance
  • Ability to work independently and manage time effectively
  • High school diploma or equivalent
  • Valid driver’s license and reliable transportation
  • Ability to safely use hand and power tools
Preferred Qualifications
  • Trade certifications or licensure in plumbing or HVAC
  • Experience working in various weather conditions
  • Familiarity with work order or property management systems
Work Environment
  • Ability to lift and carry up to 50 lbs
  • Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces
  • Comfortable working indoors and outdoors in all weather conditions
  • Comfortable working in environments that may be dusty or dirty
  • Comfortable working in homes where dogs may be present and interacting with them safely
