Under supervision of Senior/Lead technician or Supervisor the Facilities Building HVAC Systems Technician performs intermediate level tasks that ensure a safe and comfortable environment for patients, visitors and staff as well as ensuring safe and uninterrupted operations of mechanical and utility systems and equipment.

Key Responsibilities
  • Respond to and analyze airflow issues, measure and adjust airflow, and clean condensers and coils.
  • Inspect fan motors, belts, blades, and replace filters, compressor, and associated tubing for damage/wear and tear.
  • Diagnose, repair, or replace HVAC fixtures including commercial air handlers, chillers (250 tons and above), commercial boilers, exchangers, ductwork, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches, and water lines.
  • Diagnose, repair, or replace HVAC refrigeration units, both residential and commercial types.
  • Inspect HVAC controls, building automation systems, and other temperature controls for proper function, and test electrical circuits and components for continuity.
  • Diagnose, repair, or replace pneumatic and electronic controls.
  • Perform preventative maintenance: calibration, cleaning, inspection, and repair of controls, dampers, and belts on HVAC and other major building mechanical systems and equipment.
Minimum Education Required
  • High school diploma or GED required.
  • Per Classified Civil Services Specifications.
Required Qualifications
  • Minimum of 2 years’ experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or an equivalent combination of education and experience.
  • Obtain during the probationary period EPA Section 608 Technician Certification – Universal and valid OSHA 10‑hour General Industry Safety and Health card.
  • Successful completion of the probationary period includes demonstrated competency in each identified technical specialty required for this position’s level of responsibility.
  • Successful completion of a criminal background check and motor vehicle review; may require employee health evaluation and vaccinations.
  • Shift, hours, days, and/or location may change based on operational need; overtime and 24‑hour emergency call may be required.

Under the supervision of a senior technician or supervisor, performs intermediate level tasks that ensure a safe and comfortable environment, uninterrupted operations of mechanical and utility systems and equipment, and indoor air quality.

Technical Specialties (Illustrative)
  • HVAC system fixtures and components installation and repairs: respond to and analyze airflow issues, measure and adjust airflow, clean condensers, coils, inspect fan motors and belts, blades, replace filters, monitors and tests for leaks.
  • Monitor HVAC system and equipment, building automation system, steam and boiler systems, chilled water systems, and boiler operation and cooling towers; assist with basic air balancing tasks.
  • HVAC controls and building automation: inspect thermostats and temperature controls, including building automation controls for proper function, replace and repair pneumatic and electronic controls.
  • Preventative maintenance: calibration, cleaning, inspection and repair of controls, dampers, and belts on HVAC and other building mechanical systems and equipment.
General Duties
  • Communication and recordkeeping: document labor, materials, and work performed on work orders, request materials and equipment, provide feedback on materials, inform customers when tasks are completed, record regulatory compliance tests, update building drawings.
  • Other departmental duties: participate in professional development and continuing education activities, obtain and maintain required certifications, participate in meetings, trainings, orientations, emergency response teams, and committees.
