Job Description Summary
This position is responsible for advanced and specialized HVAC maintenance necessary to ensure effective facilities operations within a healthcare environment. Responsibilities include preventative maintenance, equipment repair, and facility/equipment inspection. This position also supports other facilities associates, projects, and activities based on organizational needs.
Responsibilities And Duties- Perform technical and specialized activities on equipment, systems, and physical facility features to ensure effective facilities operations.
- Inspect all assigned operating equipment daily, troubleshoot possible malfunctions, and maintain equipment rooms neat, clean, and clutter‑free (removing trash, cleaning floors, painting when necessary).
- Maintain pneumatic and electric control instrumentation, conduct repairs, adjustments, and calibrations to ensure the HVAC system maintains high efficiency.
- Inspect cooling towers associated with HVAC systems and confirm that all units function properly, with supply/return water temperature differentials within standards.
- Test and analyze raw water composition for chemical water treatment in all open and closed loop systems; monitor and correct chemical feed rates, bleed rates, and make‑up rates; clean towers throughout the season; and prepare for winter shutdown and spring start‑up.
- Provide constant care and adjustment of chiller and control units for continued online operation.
- Diagnose HVAC problems and take corrective action to ensure uninterrupted operation.
- Complete refrigeration equipment repairs (Residential and Commercial).
- Set and adjust individual room thermostats to ensure comfort range for occupants.
- Inspect, preventively maintain, clean, troubleshoot and repair air handling units (motors, belts, filters, dampers, control valves, piping, electrical controls, gauges, etc.).
- Inspect, maintain, and troubleshoot medical air/vacuum systems.
- Maintain and troubleshoot DX/Split ductless systems.
- Preventatively maintain, clean, troubleshoot, and repair ice machines; replace them if necessary.
- Inspect, troubleshoot, isolate, repair, and replace components of the chilled and heating water systems (piping, fittings, valves, pumps, electrical fuses, switches, motor starters, controls).
- Preventatively maintain, clean, troubleshoot, repair and replace exhaust fans, isolation fans, BSL fans, kitchen hoods and lab hood exhaust systems (fan housing, belts, pre‑filters, HEPA filters, bag‑in/bag‑out filters, electrical fuses, switches, gauges, and controls).
- Maintain essential inventory of materials, equipment, and supplies (filters, belts, refrigerant, fasteners).
- Request purchase orders and complete necessary work documentation; communicate with outside vendors and sales representatives.
- Properly enter work orders and record time accurately on a daily basis.
- Assist other trades personnel in job tasks as needed, or other duties as assigned.
- Work various schedules to complete code compliant testing, system repairs and utility outages.
- Operate hospital vehicles to travel to off‑site clinics/properties to complete assigned tasks.
- Maintain a State of Ohio Driver’s License and operate hospital vehicles per insurance carrier requirements.
- Follow all departmental safety procedures and maintain personal safety equipment in good working condition.
