What You’ll Do:As a Specialty Maintenance Technician for the Columbus Market, you’ll act as an internal vendor to troubleshoot, repair and replace HVAC systems and appliances at our communities in the greater Columbus Ohio market. You will ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Managers, in championing the Coastal culture and ensuring our site maintenance associates have the tools, resources and direction to be engaged and successful.
You will spend approximately 100% of your time in the field performing maintenance related tasks. Occasional overnight travel may be required.
You will be assigned a company vehicle to travel between sites in the greater Columbus area. In addition, you will be assigned a storage unit to store company tools, supplies, and equipment as well as make repairs to appliances and perform other job-related tasks.
What You’ll Own:- Act as the first contact for all high-level HVAC and appliance issues beyond the expertise of our site teams.
- Define and implement training for site team employees to better understand and repair HVAC systems and appliances.
- Identify, vet, and select site-level vendors, conduct negotiations and vendor onboarding within the appropriate systems.
- Know when the best business decision is to use an approved and vetted outside vendor.
- Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
- Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
- As needed, assist our Facilities team in the coordination of all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
- Occasional overnight travel out of market may be required.
- Other duties and projects as directed and assigned.
- High school degree or equivalent required, bachelor’s degree preferred.
- At least 5 years’ experience in maintenance/HVAC/appliance repair field required.
- Expert level knowledge of the repair and operation of HVAC systems – Heat Pump, Gas Heat, Hydronic, Min-Split, RTUs, etc.
- Expert level knowledge of appliance repair including Washers, Dryers, Dishwashers, Refrigerators, Water Heaters, etc.
- Previous supervisory experience preferred.
- EPA Certification (Type I and II) required.
- Must hold a valid driver's license and be insurable under company policy. A company vehicle is provided.
- Must provide basic hand tools.
- The willingness and ability to travel out of market occasionally, on an as needed basis.
- Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
- Technically savvy. You know your stuff when it comes to supervising and performing high-level, technically proficient work especially with HVAC systems and major appliances. You enjoy sharing your knowledge by teaching site team members these skills to better perform their daily duties.
