Operating Engineer - JLL

Location: On-site - Columbus, OH

What this job involves

The Operating Engineer focuses on operating, maintaining, troubleshooting, and repairing all facility systems equipment. This role requires specialized expertise in Electrical, HVAC, and Piping/Plumbing systems while maintaining proficiency across multiple technical areas to handle diverse work assignments. As a critical member of JLL's facilities management team, you'll ensure building systems operate at optimal energy efficiency and safety levels, minimizing downtime through proactive maintenance planning and comprehensive record-keeping.

Day‑to‑day responsibilities
  • Master and maintain HVAC fundamentals including system components, electrical wiring, and refrigerant handling while diagnosing and repairing malfunctions to restore proper functionality across building systems.
  • Analyze complex system issues using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements to accurately identify root causes and implement effective solutions.
  • Execute comprehensive preventive maintenance programs for HVACR and chiller systems while mobilizing appropriate tools, equipment, and materials to ensure optimal performance and extend equipment lifecycle.
  • Perform systematic troubleshooting techniques to determine equipment problems and implement efficient repairs that minimize operational downtime and disruptions to building occupants.
  • Maintain electrical systems including low and medium voltage power distribution and lighting systems while ensuring strict compliance with safety standards and electrical codes.
  • Install, repair, and maintain plumbing systems alongside preventive maintenance for automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations to ensure full building functionality.
  • Conduct daily building system start‑up procedures including fire pumps, water heaters, boilers, elevators, and compressors while completing miscellaneous facility repairs such as painting and hardware maintenance to maintain professional building standards.
Required Qualifications
  • U.S. Citizenship and valid driver's license
  • High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC
  • EPA Universal Technician Certification for refrigerant handling (CFCs)
  • 4+ years of related work experience in a commercial, industrial, or manufacturing environment, with demonstrated expertise in HVAC, plumbing, electrical, and general building maintenance
  • 2+ years of hands‑on experience utilizing CMMS and PM software programs and Building Automation Systems (BAS) with proven ability to monitor and evaluate RTU performance
Preferred Qualifications
  • Ability to read and interpret technical documentation including drawings, work orders, sketches, blueprints, and technical manuals
  • Strong verbal and written communication skills for coordinating with team members, vendors, and building occupants
  • Advanced troubleshooting abilities in building automation systems and other complex mechanical/electrical systems
  • Capability to perform heavy lifting (up to 50 lbs.) and work in various physical positions including climbing ladders and working in confined spaces
  • Ability to work effectively at an accelerated pace during emergency conditions while maintaining safety protocols
  • Manufacturing or industrial facility experience with exposure to high-volume operations and specialized equipment
