• Prepare vacant apartments for new residents and complete thorough move-out inspections
• Diagnose and resolve maintenance requests quickly and correctly
• Repair plumbing issues from leaky faucets to clogged drains
• Troubleshoot electrical systems and replace fixtures or devices
• Patch drywall, paint, and complete light carpentry projects
• Install or repair vinyl flooring and appliances
• Keep accurate records of work and inventory in our maintenance system
• Identify and escalate larger projects or safety concerns to management

• 3+ years of hands-on apartment or residential maintenance experience
• Strong skills in plumbing, electrical, carpentry, and general repair
• Ability to work independently and complete work orders efficiently
• Basic hand and power tools of your own
• Reliable truck or van, valid driver's license, and insurance
• High school diploma or equivalent (required)
• Ability to pass a background check and drug test

• Certifications in HVAC, electrical, or plumbing
• Experience with maintenance software or mobile work order systems
• Strong communication and organizational skills
• Desire to grow into a supervisory or leadership role

• Struggle with punctuality, follow-through, or consistent attendance
• Are uncomfortable working independently or handling a fast-paced workload
• Cut corners on safety or quality to save time
• Avoid communication or lack accountability for completed work
• Prefer repetitive tasks instead of a variety of daily challenges
