What this job involves:
Step into a pivotal technical role where your expertise keeps critical building systems running at peak performance. As an Operating Engineer 1, you'll be the frontline expert ensuring facility operations remain efficient, safe, and reliable through specialized maintenance and troubleshooting. This hands-on position offers the opportunity to apply and expand your technical skills across HVAC, electrical, and plumbing systems while working in a dynamic environment that values proactive problem-solving.
You'll play an essential role in JLL's mission to deliver exceptional facility management services, directly impacting operational excellence and tenant satisfaction through your technical expertise and commitment to preventive maintenance.
What your day-to-day will look like:
- Operate and maintain HVAC systems by applying fundamental knowledge of components, electrical wiring, and refrigerant handling to diagnose malfunctions and restore equipment to full functionality.
- Analyze complex system performance using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements to identify root causes and implement effective solutions.
- Execute comprehensive preventive maintenance programs for HVACR, chillers, and related systems while mobilizing appropriate tools, equipment, and materials to ensure optimal performance.
- Perform systematic troubleshooting to determine equipment problems and implement efficient repairs that minimize operational downtime and maintain building system reliability.
- Maintain electrical systems including low and medium voltage power distribution and lighting infrastructure while ensuring strict compliance with safety standards and regulations.
- Install, repair, and maintain plumbing systems, automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations according to established protocols.
- Conduct daily building system start-up procedures for fire pumps, water heaters, boilers, elevators, and compressors while completing miscellaneous facility repairs including painting and hardware maintenance.
- Collaborate with senior engineers to continuously develop technical skills and knowledge across multiple building systems disciplines.
- U.S. Citizenship and valid driver's license for facility access and potential travel between sites.
- High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC technologies.
- Universal Technician Certification for CFC refrigerant handling in compliance with EPA regulations.
- Minimum 1+ years of related experience in commercial, industrial, or manufacturing environments focusing on HVAC, plumbing, electrical, and general building maintenance operations.
- Demonstrated experience (1+ years) utilizing Computerized Maintenance Management Systems (CMMS), Preventive Maintenance software programs, and Building Automation Systems (BAS) with specific expertise monitoring and evaluating Roof Top Unit (RTU) performance.
- Ability to read and interpret technical drawings, written work orders, sketches, blueprints, and technical manuals with precision and accuracy.
- Strong verbal and written communication skills for effective coordination with team members, contractors, and building occupants.
- Advanced troubleshooting capabilities in building automation systems and other complex mechanical, electrical, and plumbing infrastructure.
- Physical capability to perform heavy lifting (up to 50 lbs.) and work in various facility environments including confined spaces and elevated locations.
- Ability to work efficiently at an accelerated pace during emergency conditions while maintaining safety protocols and quality standards.
- Previous experience in manufacturing or industrial facility environments with exposure to large-scale building systems.
