Position: Maintenance Technician / Building Engineer

Park Madison Property Management Co. (“PMPM”) is a boutique property management company, servicing primarily office and retail assets in Atlanta, Boston, Chicago, Columbus, Los Angeles, New York, Washington, and West Palm Beach. PMPM currently manages over 3 million square feet of commercial space.

This position will support the day-to-day maintenance, repair, and efficient operation of all building systems and equipment at 5 office buildings in the Columbus/Easton area totaling 570,000 square feet, as well as a 5-level parking garage. The Engineer will be expected to coordinate and complete all requests for work, assign priorities, delegate to appropriate contractor, if required, and follow-up on completion.

The Engineer will be expected to assist in the routine maintenance and repairs of HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the facility.

  • Under direction of management, perform building maintenance and work ticket requests as assigned and needed.
  • Repair and replacement of bathroom equipment, lamps and light fixtures, door hardware and locks, HVAC troubleshooting, ceiling tile replacement and other similar work.
  • Conduct regular inspections of building systems and equipment; identify and resolve issues.
  • Assist in maintenance/engineering issues as required
  • Recommend and implement improvements for preventive maintenance programs on an ongoing basis.
  • Follow building procedures for annual, semi-annual, quarterly, monthly and other scheduled maintenance as provided by the manufacturer’s recommendations and industry best practices.
  • Conduct building-related systems and equipment training.
  • Work with management to coordinate maintenance efforts with outside contractors and vendors.
  • Assist in operating and maintaining all building systems including fire/life safety, plumbing, HVAC, and electrical issues; must remain current with latest HVAC technology trends.
  • Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and tenant concerns.
  • Ensure compliance with applicable codes, requisitions, government agencies, and company directives as related to building operations.
Qualifications
  • 3-7 years minimum of related work experience in a commercial property setting or any combination of education, experience, course work and certifications will be reviewed on a case-by-case basis.
  • Thorough understanding of the operation, installation and maintenance of building systems.
  • Knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.
  • Basic Computing Skills in Outlook, Excel, Word, Building Engines and related programs.
  • Working knowledge of all aspects of maintenance, construction and related services, local laws and building codes pertaining to building operations and safety.
  • Possess excellent verbal and written communication including organizational skills.
  • Must be self-motivated and work well independently and as part of a team.
  • Must have a valid driver’s license.
Physical Demands
  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
  • Involves movement between departments, floors and buildings to facilitate work.

Salary commensurate with experience ($30-36 per hour), OT eligible
