The Estimator I is an entry-level preconstruction role focused on building the technical, organizational, and trade partner skills needed to support accurate commercial construction estimates. Under the direction of the Director of Estimating and with guidance from Senior Estimators and Preconstruction Managers, the Estimator I performs quantity takeoffs, organizes subcontractor pricing, maintains constructability review and RFI logs, supports the assembly of detailed estimates, and develops field understanding through Prebid walkthroughs and jobsite visits.
Key Responsibilities- Perform accurate quantity and material takeoffs under the guidance of a Senior Estimator.
- Read and interpret drawings, specifications, and trade scopes; identify what is included, excluded, and missing.
- Work with Senior Estimators on assigned trades within complex projects.
- Follow standard estimating templates so work is consistent, complete, and reviewable across the department.
- Develop proficiency in Destini Estimator, Bluebeam, Procore, and Microsoft Excel.
- Keep construction document sets current with RFIs, addenda, bulletins, and ASIs across electronic, field, and Procore sets.
- Distribute updated drawings promptly and follow up with trade partners regarding cost impacts.
- Issue bid invitations, track coverage, and gather subcontractor and vendor pricing.
- Maintain accurate and current trade partner lists.
- Attend subcontractor prebid walkthroughs and begin building relationships with key trade partners.
- Understand trade scopes and organize bid tabs and estimate structures accordingly.
- Own and maintain the constructability review / RFI log.
- Develop and submit constructability comments and RFIs that are timely, complete, and clearly written.
- Document and distribute RFI responses to affected trade partners.
- Develop a working understanding of sequencing, construction means and methods, and constructability.
- Review trade partner clarifications for completeness and adjust the budget accordingly.
- Visit jobsites and learn directly from Superintendents and field staff.
- Participate in project turnover meetings and update scope sheets after rollover.
- Read and understand the project schedule critical path and how it ties to the budget.
- Convey schedule milestones to trade partners to set expectations.
- Learn the fundamentals of fee, general conditions, allowances, and contingency.
- Code and categorize estimates properly so they roll over cleanly into operations.
- Support internal and external estimate reviews.
- Take and share clear meeting notes that require minimal editing.
- Work effectively within a team, accept coaching and direction, and mentor newer estimators as opportunities arise.
- Recognize teammates through Core Value nominations and participate in team and company events.
- Bachelor's degree in Construction Management, Engineering, Architecture, a business-related field, or equivalent hands‑on construction experience.
- 0–3 years of commercial construction experience; internships, co‑ops, field experience, and subcontractor or design‑side experience count.
- Comfort reading construction drawings and specifications, with a genuine interest and aptitude for working with numbers and detail.
- Exposure to on-screen takeoff or database estimating software preferred.
- Preferred: familiarity with the open‑shop marketplace and exposure to senior living, healthcare, private education, or similar project types.
